GL Homes “Horrible” 3rd Party Home Inspection Policy

I wanted to do the video about The Ridge at Wiregrass Ranch by GL HOMES because I do not understand why GL Homes / The Ridge has such a horrible 3rd party home inspection policy. What's the point of having your home inspected if the inspector cannot do testing of any kind? Cannot get on the roof? Cannot get in and crawl around the attic? Why would anyone pay the money and take the time to buy a GL Home in The Ridge?

This is your Tampa bay realtor Lance Mohr and in this video, I want to talk about The Ridge at Wiregrass Ranch by GL Homes. If you’re considering, even thinking about buying a GL home in Wiregrass Ranch, The ridge or anywhere else in Tampa Bay, you need to watch this video. I’m going to give you some shocking information when it comes to the home inspector that you really need to know and you really need to understand. That’s what I’m going to go over in this video.

Pleases keep in mind when I do these videos, I’m not here to pick on any builder or any subdivision whether it’s The Ridge at Wiregrass Ranch, whether it’s GL Homes or anyone else. I’m doing this videos to help out buyers. I just ran across some stuff with GL Homes on their home inspection form, basically their policies and procedures. I’m going to do a screenshot, but if you’re considering buying a GL Home, you really need to understand this because I really find it a little disturbing on what’s going on. And again, I don’t say this and have any malice towards GL Homes. If you want, check out above. You could watch my review on GL Homes, but I definitely think this is something that all potential buyers need to know, they need to understand before they sign a purchase contract with GL Homes or pretty much any company to know what they’re getting into. I’m going to do a screenshot. It might be a little bit different because of the audio because I’m using two different microphones, but I hope this helps you. Hopefully, they’ll change this and rectify this before you buy a home, but I would definitely ask them before writing a contract. Hopefully, you’re using a real estate agent but whether you are or are not, definitely check this out.

If you’re going to be buying a home at The Ridge at Wiregrass Ranch or you want to buy a home in GL Homes or pretty much any builder. I highly recommend you get inspections and know this if you watch my videos. Builders want to do a good job, but they’re not perfect. The homes not perfect, so get an inspection. This is something I actually just this yesterday and I want to go over it because there were a lot of things that concerned me. If I was buying a home at The Ridge or if I was buying through GL Homes, this would really concern me. You could read over this and put into it what you want, but I‘ll just go over some of the stuff that was concerning to when looking through this. A lot of it was just normal. The inspector must have appropriate credentials. The inspector must carry insurance and be bonded and meet the construction manager at the site. All that sort is okay. The couple things that I have a problem with was on paragraph 2C right here, comprehensive automobile liability insurance up to $500,000. I have no idea why they would want automobile insurance coverage certainly up to $500,000. That seems very absurd, but again, that’s probably one of the smaller things. It just might be hard finding an inspector that has that type of coverage.

The other thing, if you look at paragraph 4, that I have a problem with and a pretty big problem. It says the scope of the inspector’s role is limited to visual inspection. No testing of any kind. That’s absurd. What’s an inspection for? If you look at inspections for pre-owned homes or pretty much any homes, it’s to go over mechanical components of the home to make sure that it was built right that it’s going to last, not just for cosmetic items. Then we go to a paragraph number 5 if you took in that, the 5B inspector may not walk on finished roofs. 5D, inspectors are not allowed in the trusses or in finished attic space. The number one thing in my opinion that comes up down the line on a home builder’s home could be roof issues. This could be very big. You want your inspector to walk on the roof. You want him to go up in the attic and crawl through and walk through and look and make sure everything is done correctly. Then on 5E, no testing of any kind whatsoever. I don’t even know how a Florida inspector is going to complete your inspection report set forth by the state because that’s what they’re doing. They’re going out there testing things. They are testing the dishwasher, the microwave. They’re testing electrical. They’re testing plumbing. They’re looking at the roof. It’s all on the state form that they have to use. To me, this is very concerning. What’s the point of hiring an inspector if they could not check things out if they couldn’t test it if they couldn’t go on the roof and in the attic?

It’s really concerning when I saw this. I would have a really hard time buying a home from any builder that had something like this. Maybe they changed it by the time you’re watching this video, but I would definitely if you’re looking at buying a home by GL. I’ve never run into this from any other builder. I’ve never run into it from Cardel or Lennar or Homes by Westbay or anybody, anything like this right here. This is why I’m doing a video because I want to help you.

In today’s day and age customers and potential customers rely on reviews when they are looking for products, services or service providers and home buying/building is no exception. Today I bring you a review of GL Homes in Tampa. Before you dive right into the review allow me to give you a little background on GL Homes. The reasons why I made this video because I noticed some issues that concern me that I have never run into before.

Crystal Lagoon in Epperson Ranch, Wesley Chapel

It appears Metro Development Group is going to make the residents of the New Tampa and Wesley Chapel area very happy – it’s broken ground on Florida’s first-ever lagoon.  While residents have waited patiently but eagerly for the state-of-the-art Crystal Lagoon to be built in Epperson Ranch, MDG is raising the amenities bar for the new housing developments.

Although MDG made the announcement in 2014, the company is just now breaking ground at for a Crystal Lagoon at the former Epperson Ranch location – to become the first-ever Crystal Lagoon in Florida.  A second lagoon is slated for construction next year is South Hillsborough County.

Construction, which takes places north of the S.R. 54 and Bridgewater community, for the 7.5-acre lagoon is set to be complete by December 2017.

Why Crystal Lagoons in Epperson Ranch Is An Extremely Effective Option

Fernando Fischmann is a Chilean biochemist who became a real estate developer. He founded Crystal Lagoons in 2007, which uses a system based on ultrasonic and pulses filtration that will take any type of water and purify it. His company is the only one with this kind of technology – it’s been patented in 160 countries is used in over 300 development projects in 60 countries.

Crystal Lagoons said its system is far more effective than a swimming pool:

•    It uses 100 times fewer chemicals
•    It’s 50 times more energy-efficient – it consumes just two percent of the energy produced by conventional filtration systems
•    It uses 30 times less water than an 18-hole golf course with its sandy, white beaches and blue waters

Greg Singleton, MDG president, said the Epperson Ranch Crystal Lagoon is going to be about one mile around, with an average depth of eight feet – some spots could be to 10 to 12 feet deep. He said the water will be clear and won’t refract a lot of light. The deep spots, Singleton said, will appear deep blue.

He also said the lagoon would hold around 15 million gallons of water.

Why There Were Delays In Development

Residents have been apprehensive that MDG’s idea to use the local aquifer will cause sinkholes to develop. The developer can look at other water sources but will buy the lagoon’s water from the Pasco County Utilities.

Another reason for construction delay is the project’s uniqueness – this led to permit problems with Pasco County and finding people who could develop it.

Singleton said its Crystal Lagoon’s first U.S. project, which makes it an extremely distinctive construction project. He said the company wanted to find the best contractors and partners, which is why the project took so long to break ground. He also said the company wanted to be meticulous in its approach.

Connected City Project

Epperson Ranch is one part of the company’s Connected City project that’s the Pasco Board of County Commissioners are looking at. The Crystal Lagoon at Epperson Ranch is already selling state-of-the-art homes, with the frames of the model homes going up by the end of January.

Singleton said Crystal Lagoon project at Wesley Chapel is the other part of Connected City, going in the Mirada community. It’s located along Curley Rd. and south of S.R. 52.

He said Connected City was in development for two years, offering people a place to work, live and play.

The Mirada community development is slated to start in spring 2017. MDG plans to start on the second Crystal Lagoon location before 2017 is out.  Metro is looking to establish four Florida Crystal Lagoons.

GL Homes At The Ridge Is A Perfect Place To Reside

Beauty in the natural surroundings and the pure elegance of the more than 180 homes in the community (with the hope to add more making the grand total of 562 homes here at The Ridge) make this stunning location a perfect place to reside.

It all begins at the entrance where you will be gazing upon the waterfall feature and follow through the gates and enter into the glorious community that has spared no expense to bring residents majestic beauty and all the comforts and luxuries you can imagine.

The homes are breathtaking, the grounds are stunning and there is no shortage of activities to keep you busy. The Ridge is being developed, built, and sold by Sunrise and Florida based GL Homes Company that strive to meet the needs of clients and potential clients alike. The business has been around for more than 40 years and they know what their clients want and boy do they deliver!

Besides the beautiful and elegant homes located in this community you will also notice the spectacular 12,000 square foot clubhouse which is currently under construction (but never fear the plans are to open this building in February). The clubhouse will feature a fitness center with 24 hour access for residents to take advantage of the state of the art equipment whenever their schedules can fit it. The fitness center will have an aerobics room along with an indoor sports court, game room, kids’ room and even an arcade. For those who enjoy the water sports there will be a resort styled pool with a lap pool, water slide and even a kid’s area for residents to enjoy.

This is a wonderful place to raise a family or even retire. There are perks that will appeal to everyone. The fabulous location of The Ridge makes it easy and convenient to get to places you need such as store. The Ridge is located in Wesley Chapel which continues to grow. Folks who are residing at The Ridge love the local school options as well. This is just an all-around fabulous place to be. If you are ready to move and want a safe, secure, luxurious location, we recommend looking into The Ridge first and foremost.

I wanted to give you an honest review of Homes By WestBay. I'll discuss my past experiences and what you’ll need look out for when buying a new construction home in Tampa, FL.

As an experienced Tampa Bay realtor that's helped 1,000's of home buyers and sold 100's of new construction houses, I can honestly say that Homes By WestBay is a top level builder. I've walked through their homes, sold several of them, and have looked at their craftsmanship in & out. Any builder can run into problems, but it's HOW the builder resolves them that matters in the long run.

I'd highly advise every home buyer to hire an experienced & knowledgeable real estate agent who knows the builders well. Your realtor needs to not only explain the process, but to also get you a better deal than you would on entirely on your own.

Things to Know about Your Neighborhood

image of seven oaks clubhouseIf you are a sports fan that enjoys catching a big game on big screen TV with other fans around you, the community clubhouse is one reason for you to consider purchasing one of the homes in Seven Oaks. Those that enjoy quiet walks and seeing spectacular scenery along the way will find that opportunity, as well. Located in Pasco County, Seven Oaks covers 2500 acres of homes, parks and nature preserves.

Those, of course, are good things to know, but there are other important things to know about your neighborhood, whether it is where you live now or one of the areas of real estate in Tampa Bay you are considering for a move.

One thing, for example, is a library and the hours and books on hand. The New River Library serves homes in Wesley Chapel, of which Seven Oaks is a part, and Zephyrhills. The quality and number of books, as well as hours of operation, is very good. Libraries provide free internet service and a variety of reading material to enhance reading skills and knowledge of residents of all ages.

Shopping for groceries, sundries, clothing and accessories should be easily accessible. Residents will find a variety of stores nearby, including Target, Publix, Walmart, JC Penney and Macys. Shipping packages is convenient with the UPS store.

Imagine the delight of enthusiasts who only need to travel about 30 miles to see three pro teams during their respective seasons. Football features the Tampa Bay Buccaneers while baseball provides games from the Tampa Bay Rays. For hockey fans, the Tampa Bay Lightning, winners of the 2004 Stanley Cup, conducts its home games at the Tampa Bay Times Forum.

Of course, living in Florida requires that you know where the closest public golf course is so you can either direct or accompany friends and relatives that come to visit. Located off Bruce B. Downs Boulevard is Pebble Creek Golf Club, a nice 18-hole public course with challenging play and beautiful scenery.

All of the above are excellent things to know about this neighborhood.
