Community Focused Tampa Palms

December 5, 2012 by Lance Mohr

The 28 villages of Tampa Palms consist of apartment and townhomes, in addition to amazing estates and single family homes. Much more than a bedroom community of Tampa, this planned community offers a mixture of churches, schools, shops and dining facilities for the benefit of residents and visitors.

Recreational facilities and outdoor activities are a significant part of the appeal of real estate in Tampa Palms. Look through the different neighborhoods to get an idea of the paved jogging trails that provide easy access from one area to another. Bike and nature trails invite those who prefer to do their exploration on two wheels or at a leisurely pace on their own two feet.

Comprised of 5,400 acres, Flatwoods Park has an impressive 7 mile multi-use paved trail. The unpaved mountain biking and hiking trails offer a more intense challenge. Swimming pools, lakes and the Hillsborough River offer a wealth of water activities.

Located on Palm Pointe Drive in Tampa Palms, the Soap Factory provides residents another creative activity to participate in. Imagine the fun of making soap for your own use or for gifts. There are a number of occasions to celebrate, such as birthdays, weddings and anniversaries. Designed with each person in mind, the scents and contents help you create perfect going-away gifts or a delightful offering for anytime.

A family friendly business, it has become a popular destination for young and old. It gives children the opportunity to make a specialty soap gift for mom or dad in a time when it is so difficult to decide upon a meaningful gift. The special method of heating and blending makes the soap ready to use once it is cooled. How specialized is the process? The ingredients are non-toxic and natural, featuring a variety to please anyone.

There is a small fee to participate in the fun. If you have been going crazy trying to think of the ideal gift and location for a birthday party, the Soap Factory is definitely a place to consider. The fun of adding color, scent and oils to the mixture and decorating the soap once it has cooled is a delight. Some of the more popular items in the soap include oatmeal, musk, vanilla and lemon peel. Bring out the inner artist while visiting with friends and neighbors.

The continued arrival of unique and community-oriented businesses displays the confidence the business community has in this part of the Greater Tampa area.

Great Living Abounds in Live Oak Preserve

September 1, 2012 by Lance Mohr

image of live oak preserveLike many other cities across the world, the Tampa area is much larger than it looks. Towns, communities and neighborhoods within the greater Tampa area spill into other counties, but retain their roots with this beautiful Florida area. There is still area to build and architectural designs to make each section beautiful, such as the homes in Tampa Palms.

Tampa Palms covers more than 7,000 acres and is the largest community in New Tampa. Forty-five lakes (ponds) and 3,500 acres of nature preserves provide residents the opportunity to enjoy outdoor adventure close to home. River Park provides quick access to the Hillsborough River and additional recreational activities. Traditional native plants and newly-adapted flowers, trees and shrubs produce incredible landscaping that captures the attention of neighbors and passersby. Stylish townhomes and apartments complement the single-family houses and assorted custom estates. Gated villages reduce traffic through the area.

Subdivisions frequently develop a style and atmosphere of their own. There are a number of different styles of homes throughout New Tampa, setting up different environments from which potential homeowners can choose. Family friendly neighborhoods near the center of New Tampa include homes in Live Oak Preserve. That particular community covers 1,300 acres. Designed to provide the active lifestyle preferred by families in the area, the century-old oak trees emphasize the outdoor beauty of Florida. Located within Hillsborough County, it is bounded by County Line Road and Bruce B. Downs Boulevard (BBD).

Neighborhoods within Live Oak Preserve carry theme names based on wood, like Cedarwood and Laurel Oak. Besides the impressive oak trees, wildlife and ponds provide scenery. There are 362 acres of wetland preserves, offering the opportunity to explore the wilderness close to home. Schools in this area are highly rated. There is no need to leave the community to reach a park, school or even another village. Wide sidewalks and private roads connect each area, providing additional safety while traveling or getting in daily exercise.

The clubhouse is truly impressive with its resort-style pool and children's playground. Play basketball or tennis to your heart's content on the well-constructed courts. The workout center is equipped with state of the art equipment. Wiregrass Ranch Mall is just minutes away, providing a variety of shopping and other mall conveniences. Enjoy a picnic at one of the local parks or treat yourself to a special meal at one of the restaurants in this beautiful part of Florida.

Zip Code Spotlight – Tampa Palms & Potential Short Sale Offers

September 3, 2008 by Lance Mohr

Tampa Palms is a popular area of Hillsborough especially among young influential home buyers and those that appreciate greenbelt sports or country living with modern convenience. If you have been searching for a place to call your very own then keep reading to find out if Tampa Palms is the destination of your dreams.

The number and price of Tampa Palms home sales hit its peak in 2005 with sales holding strong well into 2006; by summer of 2008 the median price of home sales in the 33647 zip code has fallen from a high of approximately $350,000 to under $250,000 making it a prime opportunity for those searching for bargain priced Tampa homes for sale.

Tampa Palms is conveniently located just outside the major metro areas of Tampa making it an accessible route for work, school or play but with the peace and privacy that only low density living can provide. With just over 620 people per square mile, Tampa Palms is definitely considered “low density”.

Property taxes remain relatively low with an average household paying $3,355 annually compared to a state-wide average of $1,260 annually. Keep in mind, most homes in the Tampa Palms area are newer, having only been built in recent years. There are also very few mobile or manufactured homes and relatively few rental units.

The demographics of the area are as follows:

• White population: 21,747
• Black population: 1,541
• American Indian population: 54
• Asian population: 1,806
• Native Hawaiian and Other Pacific Islander population: 15
• Some other race population: 503
• Two or more races population: 624
The median household income for Tampa Palms is over $74,000 compared to only $42,000 for Florida as a whole, making it a strongly middle class area predominated by families with children. Roughly 90 percent of home in the area have a current mortgage with an average monthly cost of $1,600.

Of potential interest to investors and foreclosure buyers, it is estimated that only 400 homeowners in the area have a second mortgage and less than 600 have a home equity loan. No records exist for homeowners with both a second and HELOC; translated to practical considerations this means the price of homes in the area has dropped dramatically in some instances but there is reason for optimism when approaching a short-sale since there are few secondary liens to content with when making an offer. If you are interested in purchasing a house in Tampa Palms, foreclosure or making a short sale offer then speak to a reputable and knowledgeable agent to gather comps and other recent data to support your position
