Panther Trace Homes For Sale – Why Choose Panther Trace

Panther Trace is one of the nicest subdivisions in Riverview, Florida. When I was looking at buying a couple homes for sale (as rental properties) I chose Panther Trace because of:

1. How well the community is maintained.
2. It's a very diverse built, community. Over 10 different builders.
3. The community features are awesome.

I will tell you why I love Panther Trace. In this short video.

Hi everyone. This is your Tampa Bay realtor Lance Mohr and in this video. I want to talk about what makes Panther Trace in Riverview such a great subdivision. Then I’m going to do a little drive by videos through Panther Trace to show you different areas of Panther Trace. That’s what I’m going to go over in this video.

Panther Trace in my opinion is one of the best sub-divisions in Riverview. I love Panther Trace. As a matter of fact, I own two rental properties in there and the reason why I like it, number one it’s a huge subdivision and it’s also very diverse and when I say diverse it has town homes, it has villas, it has single family homes but because it’s so large it also has a lot of builders in there. If you watched any of my new home videos that I've done, it really talks about the advantages of having a lot of builders in a subdivision because sometimes, when you go into subdivisions that might be smaller or even real big and they only have one builder or maybe two builders. Everything starts looking very similar because people start picking the same floor plan over and over again, or maybe they have the same elevation and note though they’re not right next door to each other. You will see it throughout the community.

When you have a community that has so many builders, I think over 10 builders in Panther Trace you’re going to see a lot of diversity. You’re not going to see a bunch of cookie-cutter sections of the community. The other thing is you are going to see in Panther Trace you have some entrance level builders, you have some mid-level builders, you have some upper end level builders. So it’s very diverse as far as what you’re looking at.

Also what’s really nice is I love the fact that they have two community pool areas. They have tennis courts, pools, playground, and volleyball courts. It’s very nice. They also have which is very important to a lot of people and elementary school right there in the subdivision and it’s also close to 75. If you’re looking at getting on 75 it’s a pretty easy commute. Riverview is a really growing are, a nice area, and I think Panther Trace is certainly one of the nicer subdivisions in there.

Riverview Based BlueGrace Logistics To Become A Major Tampa Bay Employer

aaaaBlueGrace, a 6-year-old transportation logistics company, to hire around 500-700 employees in the Tampa Bay area and will be doing so within the next couple of years. It’ll also be on the hunt for a newer & larger headquarters possibly out of Channelside, Tampa.

BlueGrace currently has about 350 employees and most of them are based in Riverview, FL. The company’s imminent job explosion is mostly due to the higher business demand and by having a confident investment partner.

“Over the next 2 years, we'll grow to well over 500 employees, and in the next 3-5 years have about 1,000 employees just here in Tampa,” the company owner has recently stated. BlueGrace currently occupies less than half of its 55,000-square-foot headquarters and has the room to absorb 150 more employees as it builds out. Then they’ll be scouting for a new home. The company owner desires to be in the downtown area of Tampa… touting its workforce, area universities, and natural appeal to recruiting workers to move here.

BlueGrace Logistics works with more than 10,000 companies nationwide that make everything from auto parts/beauty products to pharmaceuticals/sporting goods and more. Average compensation at BlueGrace is about $60,000. Many of the new hires will be in information technology, sales, customer service, financial services, and human resources.

Splendid Living at Homes in Riverview

It is really interesting to look at the variety of homes in Riverview Florida, a city within Hillsborough County. Likewise, landscaping varies according to the style of house and its placement. Neighborhoods carry an assortment of different names such as Bloomingdale Ridge, Boyette Springs, Colonial Hills and Lake Fantasia. Even without the fancy names, those looking for homes are taken with the plethora of amenities in this area.

It takes just over 10 minutes to drive to Tampa from central Riverview. Those with a destination of St. Petersburg need an additional half-hour for their journey. Since Riverview and its surrounding communities continue to grow, it is safe to make the assumption that life in this area is well worth the commute.

Another community that is part of the Riverview legend is Panther Trace. The choice of floor plans lets Hillsborough County homebuyers adapt their living arrangements to suit their lifestyle. Popular single-family homes in Panther Trace include three or more bedrooms and features such as Energy Star qualification. Only 25 miles from Tampa, the commute is reasonable for those who work in that area. Shopping, schools and medical care are among the best offered in the state of Florida.

When the kids are at school and the parents are at work, who keeps the family dog company? Day and overnight camp awaits lucky dogs at Camp Bow Wow in Riverview. Indoor play space is climate-controlled and divided to put four-legged friends with like personalities and sizes. Over 4000 feet of screened, fenced play area awaits the day's visitors. Web cams are active so family members can check on their pet during the day.

Overnight campers have a safe place to stay. Although these are not the typical homes in Riverview generally discussed, it is great to know that 4′ x 8′ and 5′ x 10′ cabins are available, with cots, for dogs of all sizes. A back-up generator and security monitoring systems keep your family friend safe when you are away. Besides Riverview and Panther Trace, dogs visit from Valrico, Brandon, Apollo Beach and other parts of the Greater Tampa area.

A day at the local golf course or attending a mandatory long meeting can result in pent-up energy that your pet fails to contain. Knowing the dog is in good hands will ease the concern that normally arises at times like these. Exercise, care and playtime will definitely be a pleasing event for that family member.

Update Your Outdoor Living in Riverview, Florida

image of backyardThinking about the market for real estate in Tampa, Florida does not limit a person to that fantastic city alone. Other towns and cities include communities, villages, neighborhoods and subdivisions that provide different themes and styles of housing to satisfy the demands of individual homeowners. Excellent roadways and highways keep Tampa close enough for an easy commute and far enough away to enjoy a less crowded form of urban living. Brandon is one of those areas and just a short distance away, Riverview.

Patios and decks are part of Florida living in homes in Riverview. They provide an ideal spot for entertaining or just enjoying the cool evenings and lovely view. Upkeep for these parts of your home are wonderful places for do-it-yourself (DIY) homeowners to stamp quality and individualism on the property. Taking advantage of the year-round pleasant weather lets each person decide when to renew or build a deck or patio.

Preparation takes dedication and a lot of elbow grease. All wood and metal should be scrubbed, rinsed, and left to dry. Rusted and chipped areas require sanding. Check with your local hardware store for the right grain of sandpaper. If there are more than a few small spots in need of attention, an electric sander will make the work go by quickly while providing exceptional results. Replace any worn or broken nails, screws and boards. Apply primer and let it dry. That preparatory step reduces the amount of paint needed to complete the job and allows a quality finish.

There is more to consider when selecting paint colors than just deciding individual appeal. Not only should the colors and stains complement your own home and property, they should also complement nearby structures. If your neighbor's home is near your deck, choose a color that enhances both homes. Home improvement sections typically have sample color and stain cards to help make a decision. As tempting as it might be to pick lemon yellow, bright white or firecracker red as the main color, refrain from that decision. You want a place to relax, not worry about staining the white flooring or averting eyes from the loud display of color.

Add new mats and pads to flooring, chairs and chaise lounges. Solar lamps and low-voltage patio lamps help create a pleasant atmosphere. Friends and neighbors will look forward to attending your barbecues and patio parties.

Get a Great Deal with Riverview Foreclosures

If you’re planning on buying a home in the Tampa area, taking a looking at Riverview foreclosures may be the perfect place to start.  It is unfortunate to know that so many have lost their homes and fallen victim to the economic crisis this country now faces.   But for those who happen to be in the market to buy, foreclosures can be a great way to access the dream of owning your own home.

All you need to do is get with a real estate expert who’s familiar with communities and begin your search for the perfect foreclosed home.  Find out if there are any foreclosed homes for sale in Riverview and begin working with your agent to narrow your search down a bit.  You’ll be able to find out if areas like Lake St. Charles or South Pointe, both close to I-75 and Highway 301, have any bank owned homes for sale.

Because the inventory of homes for sale is still at an all time high, right now is a great time to find real estate in some of the greatest suburban areas in or around Tampa.  Sitting just outside of Tampa, the Riverview area is the perfect place to own a home.  Why not at least check out whether or not there are homes for sale in Riverview that fit your criteria.  If there are two items and one of them is on sale, which one are you going to buy?

Keep in mind when looking for foreclosures in Lakeside, Pavilion, Panther Trace or any other community in Riverview that you may have to do a little bit of extra work.  Often, previous owners who’ve fallen victim to foreclosure end up leaving their once beloved home on a sour note.  For this reason, it is wise for a potential purchaser of repossessed real estate in Riverview to be prepared for the homes to have a few bumps and bruises.

So, you can find a nice home in great suburban communities in the Riverview area which offer excellent freeway access to cool places like Walt Disney World.  But if it is a foreclosure, be prepared for many things to be stripped from the home.  Many foreclosures in Riverview will have missing appliances that must be replaced.  This, however, is no cause for serious bargain shoppers to be afraid; in many cases, the cost to repair these distressed homes is negligible when compared to the potential savings.

Disappearing Foreclosures: Are There Cheap Riverview Homes For Sale?

Often regarding as one of the most beautiful suburbs of Tampa Florida, Riverview – especially foreclosures – have offered homeowners the world over the chance to enjoy the renowned Florida lifestyle.  But now that national news reports that foreclosures might have finally bottomed out, does this mean that there’s less cheap homes for sale in Riverview?

No matter how cynical you may be about the staying power of the recession, there’s no denying that little green shoots of economic recovery have begun to spring up all over the world. Despite a few hopeful stories here and there, many financial and Riverview real estate experts are warning homeowners not to become too excited about the slight economic turnaround, especially when it comes to foreclosures.  While the housing industry has been hit with two waves of foreclosures – both of which were comprised by subprime mortgage borrowers – experts believe that there’s a new wave of foreclosures that are about to hit the economy with a heavy impact.  The victims: those that have lost their jobs thanks to the crippling recession. The winners: people looking for cheap homes.

Prime borrowers – those consumers who were considered to have good credit and a stable job history – are now feeling the pinch of the credit crisis, as the loss of employment has made meeting those mortgage payments altogether impossible.  Financial experts warn that there could be a lasting impact from the “prime housing crisis”, as this will destroy the credit of those consumers who were once able to help encourage the growth of the economy, push home prices down even further thanks to the increasing saturation of foreclosures on the market and increase losses at major banks.

However, there’s not all doom and gloom involved in this next wave of foreclosures.  Investors who are looking for long-term opportunity with cheap homes will definitely appreciate the prices of homes that are on the market today – and with the economy showing undeniable signs of growth, there’s a real possibility that these investors will see a return on their investments in the near future.  Here’s a quick rundown of what you need to remember when looking into purchasing real estate in Riverview:

•  Stay in the market for the long-term.  Too many investors jump in to buying a home with the belief that they’re immediately going to make a handsome profit off of their investments.  However, the real estate market is oversaturated with foreclosures and other cheap homes, so it’s highly unlikely that you’ll reap financial rewards so soon.  Make sure that you’re in it for the long haul, and you’ll be better able to handle any market fluctuations.

•  Be sure that your credit is on top of its game.  Mortgages are still available with interest rates at historic lows – you just need great credit in order to take advantage of these deals.  Be sure that any errors on your credit report are cleared up and you’ve eliminated any toxic debts (large credit card balances, personal loans and any other bad debts).

Riverview Homes for Sale: Alafia River

The Alafia River is one of the main attractions (and natural resources) for residents of Riverview and nearby Brandon, Florida. T2E has many affordable homes in Riverview for sale, so we thought we’d take a moment to discuss the features of the beautiful communities along this “river of fire”.

A State Park along the river in Lithia has 22 miles of the most challenging bike trails in the country. Mountain biking groups like SWAMP meet there regularly for group rides and special events, including the annual 3-day Alafia Fat Tire Festival in November. The park also has 35 lakes for fishing and canoe or kayak boating, campgrounds suitable for RVs and campers, and nature and horse trails that give visitors access to the area’s natural wildlife preserve.

The Alafia River Rendezvous is another interesting annual event held in January, which reenacts the events of mountain men and fur trappers who met along the river in the early 1800’s to socialize and trade their wares. Local residents don period clothing and bring their crafts for sale during the show.

Riverview has a rich history that dates back to original encampments by phosphate miners who settled along its shores shortly after Native Americans discovered the site, beginning in 1842 when legendary pioneer Benjamin Moody came to town.

Riverview Homes for Sale

If you are in the market for real estate, you’ll want to check out Riverview, FL homes for sale.  The Riverview area is part of Tampa Bay.  Riverview dates back to 1856 and sits on the Alafia River's south shore.    The term Alafia is translated as “River of Fire” due to the phosphorus on the early river bottom glowing at night.  In 1893 Riverview began to be populated on the north side of the river.  It is also a highly desirable place to live for growing families today.

If you are looking at purchasing a home, you don’t want to pass up the opportunity to look at Riverview homes.  Prices have come back down to year 2001 levels and it is a buyer’s market.  There is certainly no guarantee as to how long the prices will stay down, so if you have contemplated purchasing a home before, now may be the time to buy a home. You will not be disappointed.
