Realtor Reviews – Are They Real or Fake?

Have you ever wondered if Realtor reviews are real or fake? Find out if you should believe the Realtor reviews you read online. I've seen it all over the last 20+ years in real estate and I see it's getting harder and harder to find a knowledgeable Realtor you can trust. With so many home buyers and sellers looking at online reviews of Realtors that they are thinking of hiring, I wanted to do a video on this whole review subject. Enjoy the video below.

Hi everyone. This is your Tampa Bay Realtor, Lance Mohr and in this video, I'm going to go over realtor reviews. I'm going to talk about should you or can you trust the realtor reviews that you read online? And then I'm going to go over a true story that actually happened to me.

Realtor reviews, I understand when you're looking for a real estate agent, you want to get online, you want to look at the different reviews, you want to check everything out. And all I would say is take this with a grain of salt. And the reason is, is these are online. A lot of them could be fake. A lot of them could be vindictive. Maybe different people are saying different things. If it's a video review, I would say tend to believe that a lot more over a written review. You want to definitely look around and shop but my suggestion to you, if you're going to get reviews, look at reviews. I think it's good but also go their website, their social media account, like their Facebook business page or their YouTube channel. See what kind of person they are. See what kind of agent they are. Read up on them. Look at the reviews with a grain of salt. Again, if it's a video review, it's probably more believable. But several years, what happened to me in 2009, I had one of our competitors in the area. And what he did, he was trying to sabotage my wife and I.

My wife was in business at the time with me. And what happened is you know when you go into Google and you start typing a name, it auto fills it? This is what he was doing. He was typing in Lance Mohr is a blank, it starts with a D. And then Lance Mohr is a blank and it starts with an A. And he was typing that in for days and days. Each one of them, like 50, 60 times a day. He's hoping when people were typing in my name it would auto fill with what he was saying. Well, the reason we found this out is because we actually had a program and every time my name or my website tamps2enjoy or it was typed in, what it would do it would track it and show the IP address. We looked at it and we saw the IP address was coming from three places. It was coming from Riverview, South Tampa and Spring Hill. Well, our competitor, they lived in Riverview. Their office was in South Tampa and their second home was in Riverview. And I know this because my wife and I used to be … well, I'm saying my wife and the other gal, the other owner, they were good friends until they had a falling out because they started plagiarizing stuff on our website. Anyhow, what happened is just a few days after this was happening, I noticed two reviews came in on me almost identically on one day and then four days later and they were one star reviews. One of them basically read that “I called Lance Mohr up. I was looking at buying a home. He referred me to his buyer's agent Anthony. It was a horrible experience. Lance started spam emailing me and I was buying at 1.2 to 1.5 million dollar home.” Well, first off. Anthony and I parted ways because he went off on his own months before that. And very few people, unless they knew me or they were actually buyers back months ago, actually even knew who Anthony was, and he was already gone. And second off, why would anybody put that they're buying a 1.2 or a 1.5 million dollar home in the review? It makes no sense. Plus, where he was looking at was basically a subdivision that was in my backyard. It was right next to me. It was just absurd. And I noticed both of them came in right one and then the other one four days later. I just … I'm not saying this about myself.

I'm just saying there are competitors out there that will try to sabotage their competition. And I know agents that have had friend write reviews for them. And just take that stuff with a grain of salt. When you're looking for a real estate agent, due your due diligence. Look at the reviews. But also again, get on their website. Get on their social media pages, their Facebook business page, their YouTube channel, et cetera. Check it out. If you have any questions at all, don't hesitate to give me a call. Overview Carrollwood Homes For Sale

Hi everybody this is Lance Mohr again real estate agent in Tampa and today I’m going to give you an overview on Carrollwood and again I do these videos because it is just vitally important when you are moving into an area or if you live in the area and move around that you pick the right area, the right subdivision, that is the most important thing you can do.  The last thing in the world you want to do is find a home, buy it, and find out you don’t like the area you live in; there’s nothing worse.  So as you can see it makes a lot of sense and I want to give you an overview.  I never like steering people into one area or saying you need to live here or you need to live there.  When I talk to people over the telephone, when I work with buyers and they come into my office I like to ask a lot of questions.  I don’t want people just to live where I live, I want them to live where it is going to be best for them which is why I do these overview videos.

So anyhow let’s talk a little bit about Carrollwood.  Carrollwood is a really nice more matured area.  It is located off of Dale Mabry in North Tampa.  A lot of times when people come to me the questions that they have and what they are looking for could be vast.  Maybe they want a newer community.  Maybe they want an older community.  Most of Carrollwood was built in the 70s and 80s and it was a luxury community when it was built.  You can tell that because you have a lot of homes that were built in the 70s and 80s that were 2500 to 3000 square feet and I notice to some of you that might not seem really big right now in today’s market but back then that was huge because most of the homes were around 1500 to 1600, 1700 or maybe 2000 square feet; so there are some really, really nice homes in Carrollwood.  It is really in the nucleus of Tampa.  Being on Dale Mabry you have tons of restaurants, comedy clubs, bars, auto mobile dealerships; pretty much anything you can want.  It is really close to the Tampa airport and pretty much anything movie theaters wherever you want to be.  If you are looking for an upscale more matured community and area I would definitely recommend Carrollwood as a really good way to go.  Again, it is very nice and convenient to everything.  So I hope this helps you.  If you have any questions on Carrollwood or the surrounding areas don’t hesitate to give me a call.  I will give you my viewpoint on things and again the more information you can give me, the more I can help you out.  If you are relocating here and want to know more information, I have some great information and resources on my website on school reports, crime reports, lifestyle searches you can do, and those are great.  You can put in an address or zip code and it will tell you the different schools, the different restaurants, the different health clubs, comedy clubs; you name it is going to show you.  There are some great educational videos if you have any questions and you are not familiar with what are property taxes or homesteader laws or how short-sales or bank-owned properties work; don’t hesitate to fill out the contact form on my website and either send me an email or just give me a call.  I look forward to talking to you and I wish you the best of luck in your home buying.  Goodbye.

Making Home Values Count

image of money verus houseMany of us have dreamt about the home we will someday own. When the opportunity finally presents itself, our dreams about what is included in our dream home might suddenly change. There is still time to take advantage of the low prices on short sales and REO’s in the Greater Tampa area, although it is turning back into a seller’s market.

Some of the features that typically raise home values may not carry as much weight while the economy is rebounding. Sellers should be prepared to bargain on extra features, unless, of course, the right buyer comes along looking for the same things that first sold the home.

How many times have you heard someone say, “I always wanted a house with a view”? That view might result in your dream home being outside your financial capability, even with the recession prices. If, however, the price is no problem when it gives you what you have always wanted, make a note that in the event you decide to sell the home down the line that may not be the case for prospective buyers.

One advantage of the market right now is that counteroffers are perfectly acceptable. As hard as it might be, do not gush over the house. That will make it hard to convince the seller, whether it is a person, the bank, or an investor, that you are serious about paying less. There is an advantage if you have a Realtor, because that person can advise you of the prices of similar homes in the area with the same features.

Another item with value is landscaping. The problem arises when the buyer is not a fan of yard work and does not want to bear the burden of paying for a yard that looks beautiful, but has too much in the way of shrubs, flowers and other plants that needs care. These two examples show how something with value might lose its charm quickly. Be prepared to negotiate to compensate for the price of the view or the extreme landscaping, and if you feel it is too much to handle, look at other beautiful homes in Tampa Bay.
