Staging Your Home To Sell

Have you ever wondered how Important staging your home to sell is? In this video, I go over a Shocking TRUE Story of staging a home to sell. Look at it like a 3 legged stool. You have Price, Marketing, and Conditioning (staging your home). If you take away one of the legs the stool falls over or in other words, you will NOT get close to top dollar.

Staging your home to sell it is one of the most important and the MOST overlooked things a homeowner can do to make more money. You only have one chance to make a first impression on a home buyer.

I always stress the importance of staging a home to sell because I spend a lot of time and money on marketing my listings. The LAST thing I want to do is bring my professional real estate photographer in to take amazing pictures just to see a home not conditioned/staged.

Hi everyone. This is your Tampa Realtor Lance Mohr and in this video I'm going to go over staging your home to sell. I want to talk about it true story that actually happen to my sister to illustrate the importance of staging a home before you get it on the market and try to sell it.

Okay, I’m going to go pretty quick in this video because I have a lot of things to go over but this is actually a true story. Back in 2000 I had a condo in California I sold to my sister. The tenant trashed it. I actually had to go replace all the floorings and I had to replace closet doors, I repainted the whole place, I put screens on all the windows so it looked really good when I give it to my sister.

She lived in it, in about a year and a half and then they were moving so they were trying to sell it. She called me up and she said “Lance here's the situation. I have my home on the market for a couple months and I’m just not getting any bites on it. So what I'm thinking of doing is taking it off of the market, relisting it in about 2 weeks with another agent but I might go with the same agent but they told me to lower the price. And I said well what’s the price at now and she said 170,990. At the time that was very fair price and I told her that I say won't do anything to the price. I said don't lower it. I said how long is it been in the market how many days and she said write about 60 days. I said ok to approximately how many showings if you've got into the home? About 40 to 42 and I said wow, that’s really good.

I said look Gina at the end of the day there’s only three things that sell any home.

  1. Number one is the price.
  2. Number two the marketing.
  3. The number three is the conditioning or the presentation of how the home looks.

I said, so you can't argue with the marketing I said he's gotten 40 to42 buyers in the home in 60 day time period that's really really good. I said I know because I found a place 170 99 is right on the mark right now. I said so that's really good. So what I’m going to do if I’m going to send you my free eBook. The eBook I give to the clients and stuff before they get the home on the market. I'm going to send you that. Its 12 pages. I want you to do every single thing in that eBook but I said now it will give you some tips and advice it will go over 90 things that you need to do.

Most people need to do probably 5 or 8 of them. You might need to do a little bit more. So do every single thing in the eBook and when you do give me a call. Don’t change agent. Don’t lower the price and she said ok. Let me just tell you something before we get off the phone. I'll let you know how this is going to play out if you don't do anything. If you keep your home work out right now in the condition it is whatever it looks like you’re probably have to lower your price to 169,990. I said did then people are going to see it’s been on the market for 60 days then probably offer you 165 you'll get it sold. You don't want to do that. So do everything in this eBook. She agreed to do it. She called me up 2 weeks later said she is she's going to relist it tomorrow with the same agent it went 179 990 they did every single thing in the eBook to get conditioned. I said fantastic. She called me 2 days later and she said you're not going to believe it the first two people that walked in the home, they both wrote above a full price offer and I ended up getting under contract for 182. I said see there? That's the importance of conditioning your home. You probably would have got about 165 if you did nothing but you're getting 182 so in other words she got 10%. The 10% allowed her to take all of her real estate fees. All the closing costs. And for her and her husband to go on a short vacation.
That's how important conditioning is to the home. Let me say another thing when it comes to conditioning the good thing very few people condition their home now in the higher price ranges you’re going to get more people to condition their home but when you start getting into and price ranges or even lower price ranges most people just don't do it so it's a huge advantage for you.

The Real Estate Must-Haves No Buyer Should Overlook

That is where a lot of research on real estate buying protocol comes in handy. Follow these tips to help you get a good deal when purchasing real estate and to avoid scams.

Determine if your desired property is in an economically viable area. Find out if property values in the area are rising or declining. Check with your city's economic office about the recent history of income from the area. This can be a determining factor in whether or not the property will appreciate or not.

Take the time to investigate the inspector for your potential property. You should make sure that they are certified, work for a reputable company and if possible are with an inspector association that is non-profit. If not, their credentials may be supplied by a non-reputable organization that supplies them for nothing more than a fee.

If you've dreamed of having a vacation home, now is the time to buy. Home prices have gone down in popular vacation destinations like Florida, Las Vegas, and California, and so have interest rates. It sounds risky, sure, but as they say, you have to spend money to make money; and you can easily rent out your second house while you're not using it. It's definitely a good time to buy.

By searching for the best prices one can assure that they will be making the most of their money. Homes that have been foreclosed on can be found for attractive prices although more money may be needed to be invested in the home. Other homes can be bought for more but may require less money invested.

Potential buyers should be sure to get everything in writing. This is especially important when working with a builder, as options and upgrades which are verbally promised may not end up being honored. Make sure you have a knowledgeable Realtor that knows about new construction and a the local builders. This can help you to avoid frustration and confusion during and after your home closes.

One important tip when it comes to real estate is to make sure that you do your homework on what agent to choose. This is important because this may be the largest investment of your life and you need to make sure you are in good hands. Be sure to do background checks, read reviews, and try to find out their track record.

When you are moving, pack a suitcase full of things that you may need for a few days. Include things like clothing and toiletries. Keep this suitcase separate from everything else so that you can have easy access to things that you would need until you can get totally unpacked at your new home.

As you can see from the previous list of tips, buying real estate can be quite an undertaking even if you have done it before. It takes some work, research, and common sense to avoid making a poor purchase, but it is all worth it in the end to make a smart property purchase.

Tampa Waterfront Homes for Sale – Tips

Hi, my name is Lance Mohr and I’m a real estate agent in Tampa and I wanted to do a video today because I had a gentleman call me, actually someone I knew in Tampa.  He had one of his friends that was looking for a waterfront home in Tampa Bay.  It was more of an acquaintance and the gentleman was looking at Tampa waterfront homes for sale and they decided to buy a lot so they contacted a real estate agent and they didn’t know at the time this real estate agent really didn’t have a clue in what they were doing so let me just tell you about his experience and it was really almost catastrophic for this gentleman and his wife.  They almost bought a $600,000 lot that was on the wrong location.

So what happened is he was talking to the agent, they were looking for Tampa waterfront homes for sale and then they went to the lot and they decided to build something so the agent starts sending them information.  They found one that was advertised on the Gulf of Mexico.  It was a gorgeous lot on the Gulf so they went under contract on it, they paid $600,000 and they put $50,000 earnest money down.  Well what happened is they get a little before closing to find out that this lot was not on the Gulf, it was across the street on the intercostal- big difference.  On the Gulf it was probably worth $600,000 but on the intercostal when you have neighbors 50 yards across from you it was not worth anything near $600,000 so I talked to them to figure out what happened and I asked them, I said well the listing agent advertised it on the Gulf.  I said well didn’t you see a survey? And he said no, they kept on giving us excuses.  They were paying cash for the property.  The listing agent kept on giving his selling agent, his realtor excuses about the survey and I said, “Okay but when you came to town didn’t you meet your agent and meet the listing agent at the property and look at the property and see where all the stakes were for the survey?” He said no and I said okay well didn’t your real estate agent at least call the title company and ask them for a plot map or did you see the plot map of the property and he said no.  He didn’t know what to do.  He was new to all of this and I completely understand that.

It's hard to ask a question or know what to do when you don’t know what to ask or what to do.  He relied on his real estate agent and his real estate agent didn’t really have a clue on what the heck they were doing.  On the other side the listing agent just seemed completely unethical as well as the seller so I basically told him how he could get out of it which was pretty easy and there are outs in contracts, there always is but he ended up getting out of it.  He lost $50,000 but I told him first off the seller needs to provide.  It is up to the seller and I’ve done waterfront listings before on the lots and I tell the sellers, look if you want me to list it, you are going to have to get a survey.  I have even had sellers that have come to me and said if I have the listing I have the survey but I went out there and there were no stakes anywhere.  You are going to have to pay a surveyor $100.00 to go stake the property because I need to meet the potential buyer and the realtor out there and we need to walk it or at least they need to walk it and they need to know what they are actually buying.  So you have to get a real estate agent that one knows what the heck they are doing and keep in mind you as the home buyer, you as the consumer if you are buying waterfront homes in Tampa or anywhere for that matter in Florida or anywhere else you have to do your due diligence.  Do not just figure all real estate agents are the same because this gentleman literally was weeks away or not even that far away from buying a $600,000 lot that was not facing the Gulf.  Unbelievable!  So anyhow, do your due diligence.  If you have any questions on anything, don’t hesitate to give me a call.  I’m doing a bunch of these video series right here so you can always look at my other videos or type in the search box as far as finding different videos and stuff.  If you have any questions don’t hesitate to give me a call.  I would love to help you out and I would love to answer any of your questions for you.  Take care and I wish you the best of luck.

Five Things to Know Before Purchasing Waterfront Property

Property sales are once more on the rise. Baby boomers are retiring from jobs held for years and reviewing their annual income from various retirement funds. There sometimes is a plan in place to sell the present home and move to one of the states offering great benefits to senior citizens, such as Florida. If the plan is to purchase waterfront property in Tampa, there are important things to know before making an investment.

1. Water quality is important because it dominates how much enjoyment your property will deliver. Activities like fishing and swimming differ between fresh and salt water. Ask about weed abatement and water levels during the various seasons. Look at pictures to find out if the area is rocky or bordered by soft sand and determine if the areas suits your style.

2. Email or talk with the HOA, Realtor and neighbors about enforced prohibitions such as engine and boat size. You will want to know if there are any guidelines for jet and water skiers. Noise pollution between certain hours hinders the pleasure of your beautiful new home.

3. Understand exactly what you are purchasing. You can find neighborhood plans on the internet and discover where the plot you are considering is located. It will also show access to the water. As strange as it seems, not all waterfront homes have property that directly adjoins the water. If you have a boat or yacht, you will want to find out if a berth is available.

4. Some water areas are protected by law because of the waterfowl, animals or plants that exist in the area. If your only goal is gazing at the sun sparkling off the waves, there is no problem. Ask about easements that allow neighbors to use your property as a right-of-way to the water.

5. Sort through the legal lingo to find out if expansion is allowed in the future. Valuable sources for this information include the title company, broker and government conservation and building departments. Look through old news articles to find any history concerning limitations on property use.

People like to discuss their experiences living near the water. Because of the higher value than other properties in the area, it is vital to get what you want so you can tell others how much you love it and why.

Pursue the Option of Bank Owned Homes in Tampa

If you are looking for bank owned homes in Tampa in order to take advantage of the lower prices, there are several things to know before undertaking that endeavor. Two important items should be done right away. First, locate a professional Realtor, as someone with experience in this type of action will help you navigate through the process. Second, secure funding in advance through a conventional loan, a Proof of Funds letter from a lender, or a personal bank account with a balance large enough to cover purchase and costs, if you anticipate paying cash.

With these two items in order, you are ready to begin your search for a nice home in a nice area, such as one of the beautiful homes in Wesley Chapel. You will find that homes are being sold for forty to eighty thousand dollars below market value, as the banks are not in the market to hold property, but rather want to see it occupied and their books cleared of the debt.

Gather information to help you make a decision, including property values and how long the home has been empty. Even if the home is everything you have always wanted and more, negotiating the price in the offer provides bargaining room with the bank. Your Realtor is invaluable with gathering the details needed for a successful purchase. Bank owned homes can provide more favorable negotiation room for the buyer than a traditional home purchase. The bank wins by recouping lost money on the loan; the buyer wins by closing a lucrative deal.

Keep in mind that bank owned homes in Tampa or any other location does not necessarily mean the buildings or property have been trashed or have less value. Unfortunate circumstances befall people from all walks of life, causing their plans to change even when it means giving up their home. Some homes may need repair, but you are just as apt to be shown one of the homes with showcase value. It all depends on what you are looking for in your position as a buyer.

Once you evaluate the information and secure funding , your Realtor will work towards a successful transaction. You could get an excellent deal on one of the amazing homes in Seven Oaks, where you have access to the various pools and other activities offered to residents. A Realtor is an invaluable asset before, during and after the purchase of a home in the Tampa area because of his or her expertise.

Looking for Foreclosure Homes in Tampa?

When looking for foreclosure homes, you can count on finding various homes in a number of areas. There are several reasons that cause a home to be foreclosed on and though some homes are not kept up, many of these homes can be true gems for first time buyers and investors.

image of a shack - homeWhen thinking about the purchase of a foreclosed home, it is important to consider all aspects of the property. The last thing you want to do is to get trapped in a money pit. Researching the property and area while working with a Realtor saves headaches later on.

Be sure to check the price of the home and compare it to similar homes in the area variety to avoid overpricing. Your Realtor can help with this process, but you can do it, as well. The peace of mind that comes with investigating any major purchase is an important element of your decision. Take the time to check out all aspects of the foreclosure homes.

Beginning with the exterior grounds, evaluate the landscaping. Make notes of living plants, such as grass and trees. Are they in good order or is some grooming required? The cost of a good landscaper is not overly expensive, but even small expenses add to the price you are paying for the foreclosed property.

Evaluate the outside of the home, fences, gates and walls. Looking for chipped or worn paint to identify extra expenses, as well as missing screens or broken windows. Consider the condition of the roof, also, and watch for signs of leaks. Is it fairly new or will it need replacing?

There are checklists available that inform the prospective buyer of what to watch for when purchasing any type of real property. The advantage of using a Realtor for this process is that they will know what to look for and what questions to ask.

Once the exterior has been assessed, proceed to the next step and have the interior evaluated. This evaluation is best when it is completed by a home inspector. They will check the wiring, various appliances, and be certain that the heating and air conditioning units are functioning correctly.

One thing is for certain. Tampa, along with the surrounding area, is a wonderful city with many activities for people of all ages. While you are considering buying a foreclosed home to live in, also scout out the area for services you will need. If you have children, look at the schools that they will attend, as well as checking their ratings on the internet. Decide in advance about the commute length you are willing to commit to for your job and start by looking at homes near that area.

1. According to the Florida Gang Investigators Association, the greater Tampa Bay area has well over two dozen known gangs in the area including the “Black Hawks”, “W/B-Boys”, “Black Gangster Disciples” and others.

2. Most gang activity tends to be localized to the immediate neighborhood although gangs have been known to commit crimes outside of their “turf” areas.

3. Most Tampa area gangs engage in drug-related activities, theft, vandalism and interpersonal disputes. More serious gang related violence including murders or assault are frequently associated with drug or other activity.
