According to research, some home sellers are monitoring home prices really carefully, waiting to see how real estate prices will fair in value before considering selling their home. But they might as well be missing the perfect opportunity. Why is that? As a known fact, the perfect time to start marketing a home depends on when the homeowner purchased their current home. Homeowners who invested in real estate during the slow market-rate period may consider stepping up and selling in this year.
Consider These Factors
Since they purchased estates when the market was near ground bottom, these homeowners supposedly have built up good equity that can be used toward purchasing a new home. Waiting to see whether home prices appreciate will not have an advantage given that other estates that they might have their eyes on and want to purchase will also be appreciating at the same pace. These homeowners are actually missing out. Selling your home just to move into another, does not necessarily mean you have to wait for the market price to go up to be getting the best out of the deal. The price of the move-up will actually increase much faster than the home you are leaving behind.

Starting a new year in a new house does sound right does it not? The fact is there is more to purchasing a house at the end of the year than simple ‘preference’. One can have many benefits in deciding to make a move like this – here are a few:
1. Hassle free move. Since the peak season when it comes to getting new homes and moving in is usually during the summer months, deciding to move at the end of the year allows you to choose your moving company hassle free. No booking months in advance, no inconveniences.
2. Incentives from builders. If you are purchasing one of those newly built homes in New Tampa, builders may be offering great incentives to make an additional sale before the year ends.
3. Motivated sellers. Just like you are excited to have a nice new home for the holidays, sellers are excited to have your money to spend on the holidays. There is nothing like popping up with interest to seller who wants to have his house sold by the year’s end. You’ll have a deal made in no time!
Although house hunting at the end of the year may cost you some time you might spend preparing for the holidays, the benefits are endless.

The Tampa area will soon see the completion of Cory Lake Isles in New Tampa. The 27 acres of vacant land set aside for Phase 7 in 2006 is scheduled for construction as early as April or May. Kolter Land Partners (KLP) has named the development Capri Isle. The developer expects to see a great deal of interest now that the market for homes in Tampa FL is recovering steadily.
Jim Harvey, president of KLP, recently discussed the changes to the original plans. A total of 115 single-family homes will take the place of previously planned townhomes. Each house will be built on two townhouse lots measuring approximately 50 feet in width and 90 feet in depth. This is less land than other homes in Cory Lake Isles, reducing the size of the proposed 3 and 4 bedroom homes to 1700 to 2900 square feet.
Ryan Homes, which has built homes in Pinellas County and Orlando, has been selected to complete the last phase for this beautiful community.
The original founder and developer, Gene Thomason, sold the proposed townhome lots of Capri Isle to Avatar Homes. Bonds were left for the community to cover when Avatar walked away as the housing market crashed. According to Harvey, Kolter purchased the phase 7 property through a tax deed, a result of the unpaid assessments and bonds.
The Community Development District (CDD) will benefits from the project because of the relief from the huge financial community debt. Kolter restructured the debt with the purchase of the Capri Isle property. A financial plan has been developed that will even pay off one bond earlier than scheduled.
Also promised is a resort-style community pool for all of the Cory Lake Isles residents. A waterslide, paver decks and premium bathhouse are included in the plans. Although some residents have noted their disapproval of this latest plan, the overall response is favorable. The CDD is quick to point out that the pool is a winning feature for the community.
The deal, finalized in November, brought resolution to another issue that was previously overlooked. The traffic light that was to be put up at the Cross Creek Blvd. entrance when the Cory Lake Professional Center was constructed was never installed. That oversight will be corrected, emphasizing the belief of the KLP, the CDD and Ryan Homes that this final phase will be successful.

Selecting a home is a big decision involving more than square footage and landscaping. Potential homeowners also consider accessibility of schools, grocery stores and medical centers for themselves and their pets. Taxes and HOA dues are considered before signing on the dotted line. Homes in Tampa and surrounding areas provide quite a few variables, with some master-planned communities delivering almost all the basic needs.
Communities in New Tampa feature some of the most unique designs in Hillsborough County. Properties in Live Oak Preserve are built across 1300 acres of prime property. It is a private gated community that includes wetland preserves, ponds and wildlife. There are over a dozen villages, including Royal Oak Village and Briarwood Village. Besides single family home villages, there is a townhome village. Live Oak Preserve is across from Wharton High School.
Only minutes from I-75 and I-275, Shops at Wiregrass and downtown Tampa are reached quickly. Driving to the University of South Florida is convenient, as is a venture to Busch Gardens Tampa Bay. Children and adults delight in this presentation, bringing about a greater respect for those creatures who share the world with humans.
Children and teachers also benefit from staff expertise. The Gardens offer a structured program called Zoo School. Wild places and wildlife are better understood by each class that participates. Teachers can participate in an expo to learn about the educational resources for students. An informal overnight session with other Florida teachers provides the opportunity to plan comprehensive classes and better student participation. Youth summer camps are also available and quickly filled with participants.
These informal classes point out that choosing a proper location and home is important to every living being on Earth. Just as some people choose to live in tall waterfront condos in Tampa or oak-covered areas in Wesley Chapel, so do the animals know what is best for their well-being and survival.

When potential homebuyers look at real estate in Tampa, FL and the surrounding areas, they are often surprised by the number of communities with wetlands and preserves. Preserving the environment is an important project for humankind. There are a number of new homes being built in the Florida wilderness. Contractors and architects have been challenged to design and deliver structurally sound homes with minimal impact on the surroundings.
Whether neighborhoods are built on sand along the shore or atop cliffs overlooking the ocean, the current feeling is to do whatever is possible to avoid disturbance of nature. An eco-friendly home is easy to find when you are looking for a house in New Tampa, as well as communities like Apollo Beach, Wesley Chapel and Brandon.
Involve children in the practice of ecology by making it easy for them to understand. Celebrate Earth Day every day by making conservation a habit. Go to the library with the kids to check out a book about plants and wildlife in your area. Explain the value of library books, which offers the opportunity of knowledge to many, rather than a single family. Then decide upon a trek along one of the hiking trails found near homes in Seven Oaks or the area in which you live.
Take pictures of birds, trees and flowers that you pass along the way. Identify what you can from the book. When you get home, look on the internet for unidentified items. Check with your local agriculture agent or UOF for assistance. Ask your children how they think our actions can affect other living things, including ourselves. Like many other cities across the world, the Tampa area is much larger than it looks. Towns, communities and neighborhoods within the greater Tampa area spill into other counties, but retain their roots with this beautiful Florida area. There is still area to build and architectural designs to make each section beautiful, such as the homes in Tampa Palms.
Tampa Palms covers more than 7,000 acres and is the largest community in New Tampa. Forty-five lakes (ponds) and 3,500 acres of nature preserves provide residents the opportunity to enjoy outdoor adventure close to home. River Park provides quick access to the Hillsborough River and additional recreational activities. Traditional native plants and newly-adapted flowers, trees and shrubs produce incredible landscaping that captures the attention of neighbors and passersby. Stylish townhomes and apartments complement the single-family houses and assorted custom estates. Gated villages reduce traffic through the area.
Subdivisions frequently develop a style and atmosphere of their own. The University of South Florida (USF) Tampa is a true educational institution, taking advantage of the opportunity to share knowledge with children and adults. Whether you are a part of USF, one of the many people who have bought a home in the area because of the great Tampa home values, or a visitor to the area, there are parts of the school that are perfect for everyone.
The Department of Geography, Environment and Planning is found in the College of Arts and Sciences. Located in the Department is the USF Botanical Gardens, which hosts over 35,000 visitors each year. Approximately sixteen acres of the Tampa campus are used to display over 3,000 animals, plants and natural habitats that are part of the Garden’s living collection.
Established in 1969, the area around the gardens was wide open, similar to an untamed piece of property that was scheduled for redevelopment. There were no pine trees, although native oaks were on the land. The biology department used the gardens as a research and teaching facility. A potting shed and storage building was made with concrete blocks in the early 1970s. Greenhouses from a police station were moved to the area. Some of the tropical and subtropical shrubs and trees that were planted can still be seen today. Fencing around the area completed the start of the garden.
The wetland forest, sand scrub beds and palm garden were in place by the 1980s. Workshops and classes continued to be offered as visitors dropped by to see the impressive flowering plants. The Botanical Gardens continued its rapid period of growth in the 1990s. Demonstration gardens were built, as well as new structures to house the expanding facility.
The use of displays, research and the living plant collection provide the opportunity to help visitors understand the importance of caring for the botanical heritage that is part of the Greater Tampa area. Plant festivals bring botanists and gardeners interested in purchasing unusual and rare plants raised at the garden. In addition, it provides a place to share knowledge and tips about care for each. The unique course of medical botany is an additional way of increasing knowledge about health care.
A self-supported facility, the USF Botanical Gardens earns money through plant sales, workshops, admission fees and special events. A number of people leave from a visit filled with ideas of how to add beauty to their yards, as well as empty land in need of renovation.

There is good news circulating around Wesley Chapel! It looks as though Cypress Creek Town Center may finally get to complete building, although it will be a different idea than what was proposed for site, which had hoped to open in 2009. The 140 acres that once was targeted to feature businesses such as Staples, Books-A-Million, and Circuit City in an open-air mall is now being considered for an outlet mall, including the fashionably chic and popular ‘Off 5th’ outlet of Saks Fifth Avenue.
The information could not have come at a better time. Wesley Chapel properties are rebounding from the economic downturn of a few years. The buyer’s market is losing ground with a housing inventory of three months. The return of a seller’s market is encouraging those dragging their feet on bargain home prices and financing to actively pursue a home in this charming, well-designed community.
One of the 18 current Developments of Regional Impact, or DRIs, in Pasco County, Cypress Creek Town Center has faced an environmental battle since 2008. The proposed one and a half-million square foot mall received permits to start construction in 2007. The Wesley Chapel and New Tampa areas rely on Cypress Creek for much of their drinking water. When muddy runoff water was discovered leaking into the creek by the U.S. Army Corps of Engineers, the building permit was revoked.
A lengthy court battle traveled to the Federal Appeals Court, which in November, 2011 reversed the decision to revoke the mall permit. The Corps of Engineers is to determine a way to protect the property’s wildlife corridor and the development can continue. This is in keeping with Pasco County’s DRI plans, which allow for both urban and conservational balance.
Simon Property Group has malls across the country. Representatives of the Group met with county officials earlier this year. In May, Simon’s press release announced the opening of ‘Off 5th’ at seven locations, including a new mall, Tampa Premium Outlets. That particular site, currently known as Cypress Creek Town Center in Wesley Chapel, is expected to open in 2014.
A major advantage is that Tampa Premium Outlets will not compete with, but add to, the lure of Shops at Wiregrass. Two major shopping centers in Wesley Chapel will also keep the economy on its upward direction, increasing the value of homes and life in the area.
