#1 Home Builder Complaint

This is the #1 home builder complaints I have heard over the past 20+ years from new home builder reps. Do NOT make this buyer mistake.

Hi everyone! This is your Tampa Bay Realtor Lance Mohr. In this video I’m going to go over the number one complaint by virtually all new homes sales representatives and why you need to know this. Where you could lose the home you and your family want. I’m going to go over that in this short video.

Now this number one complaint. I’m going to tell you. I’ve been in the business for over 20 years and I sell a ton of new homes and this complaint is told to me by virtually every new home representative I ever talked to and I don’t talk to them just on business level when I’m in their home. A lot of time they’re friends of mine. I’ll go up to dinner with them. I’ll go up to lunch with them etc. and we just talk about what problems they are having is.

What the problems the builders having and the number one complaint that they say over and over again is when he real estate agent the buyer comes into the home and the buyer finds a home they really like. A lot of time the realtor is like okay let’s go, let’s go we got four more homes to look at. We got to go at them. We have appointments. Now if you like the home. If you go into a builder with your real estate agent. You need to stay focused on what you like because if you like that home and then I’ll let’s say you walk out the door and you go to your appointments and they all turn out to be duds.

Then another buyer could actually walk in and buy the home or buy the lot you like or maybe buy one next door but it’s the same floor plan with the same elevation or maybe it has the same color scheme which means you’re not going to get that floor plan with that elevation or you’re not going to get that color scheme. So I would just tell you a real estate agent. I understand as an agent we’re on time schedule and we want to adhere to that time schedule.

That’s why a lot of times when I’m pretty much all the time when I’m working buyer. If we’re looking at 3 owned home and new homes. I’m always trying to see the new homes last because I don’t know how long it’s going to take. You know, we could see four pre-owned homes and we could be done with those in an hour to an hour and a half but if we go out to a builder’s hone and the buyer likes that builder. They like the floor plan we’re talking about it. It could take an hour. It could take two hours because you’re going to have a lot of questions.

You’re going to want to go look at the lot. You’re going to want to see what’s included. You hopefully have a real estate agent that’s educating you along the way. So just make sure if you’re working with a real estate agent and you’re looking at pre-owned homes, you’re looking at new homes. The safest bet is just to look at the pre owns first. Look at the new homes last. So you don’t have your real estate agent saying he come on we got to go, we got to look at four or more homes or five or more homes or whatever it is.

Buying a new home can and should be one of the most exiting purchases of your life. But for a lot of new home buying it’s a frustrating and expensive ordeal for them and their family. Not to mention, time consuming.

New home process

Building new homes involve a lot of processes which I will explain in this guide. Here are the processes involved in building your new home:

Choose a Realtor

When you are constructing a new home, you will definitely need a Realtor. The Realtor understands everything that has to do with purchasing or building new homes, so experience is priceless. Your Realtor can get you a better deal and do everything in your best interest. With a Realtor, you can avoid last minute surprises. So don’t go through the complicated home building process without a Realtor. After getting a Realtor, start looking for your new home. Your Realtor will be critical in the process.

Write a contract

After deciding to build a new home, you need to sign the construction contract. Before you put pen to paper, make sure you review the contract and ask your Realtor anything that is not clear to you. Your realtor will help you negotiate any terms you want to negotiate to get the best deal.

Financing

When it comes to building a new home, many benefits come with it. From low repair costs, higher energy efficiency to the chance to customize several features, building a new home is better than buying an old house and renovating it. So after deciding to build a new home, you need to get a loan to get the job done.

Start your loan approval process. Meet the lender to get pre-approved for the amount you need. Unless you are paying in cash for the new home, you need to get a mortgage loan.

Personalize your new home

You will have a private appointment with a design consultant to help you with color schemes, options, upgrades and all other features. Here is where expertise comes to play. If your land is smaller than your specifications, professional design consultant knows what to do to accommodate your specifications. So make sure you personalize the home and customize it to your taste.

Pre-construction & Meeting your construction manager

The builder will apply for the building permit, prepare your home site and order materials. After the site has been prepared and the materials are ordered, you need to schedule a meeting to check the site and the quality of materials that will be used to build your home.

You will learn about the construction process, review specific information about your home and confirm your option.

Foundation will be poured

Often, preparation and foundation of your site are carried out by the same workers, but it may not be the case if there are woods on your site. If your site is wooded, you need bulldozer and backhoe crew to clear the trees, rocks and debris, as well as leveling the site. After clearing and leveling, footings will be installed and the concrete will be poured.

The concrete will be allowed to cure and after it is cured, the waterproofing membrane will be applied to the foundation walls. The drains, plumbing that needs to go into the basement, water taps and sewer will also be installed.

After the concrete is cured, a city inspector will inspect it to ensure the components are installed properly and up to the standard. Depending on the type of foundation, there may be multiple inspections at this stage.

Framing

The walls, roof and the floor system are completed (the skeleton of the new home). OSB or plywood will be applied to the exterior walls and the roof, exterior doors and windows will be installed. Then the sheathing will be covered with a house wrap to New Home Processprevent water from penetrating the structure but allow water vapor to escape. After the walls, doorways and windows are framed, your home will start to take shape.

Frame dry-in

Once your home is framed, the roof and exterior walls of your home are installed to protect the interior from the weather, thus assuring that work can start indoors without the materials suffering damage as a result of snow, wind, rain, etc.

If it is a high-rise building, dry-in may be confined to the part of the building where interior work is being carried out. In most cases, engineer, contractor or architect may specify a temporary building protective measure to allow certain interior work to commence.

Rough mechanicals

Once the shell, roofing and siding are completed, it is time for plumbing and electrical contractors to run the wires and pipes through the ceilings, floors and interior walls. Sewer vents and lines, as well as water supply lines will be installed. At this point, one-piece tub/shower and bathtubs units will be put in place.

Most of the electrical, plumbing, heating, air conditioning and ventilation are installed. HVAC vent pipes will be passed through the roof and insulation will also be installed in the ceilings, walls and floors.

After the roofing is up, the building will be considered “dried-in.” So electrician can install receptacles for switches, lights and outlets. Wiring for cable TV, music system and telephones will also be included in the electrical work. Note that both plumbing and HVAC are usually installed before the wiring will be completed.

After the plumbing, electrical, mechanical and rough framing, there will be another inspection to ensure compliance with the building codes. The framing inspection will be carried out separately from both electrical and mechanical inspections.

Open wall tour

Your construction manager will walk you through your framed home. You will be able to look at the work they have done so far and see if everything is going according to your specifications. And if you have any complaint, this is the time you can make complaints.

Interior trims

The builder will complete the drywall finishes. Interior doors, window sills, door castings, baseboards, stair balusters, fireplace mantes and moldings will be installed, as well as the cabinets, trims, countertops, paint, electrical, plumbing fixtures and flooring.

Generally, patios, walkways and driveways are formed at this stage. Although several builders prefer waiting until the end of the building project before making the driveway because heavy equipment can destroy the concrete, some builders construct driveway immediately the foundation is completed. If the driveway is poured, the owner will not get his or her shoe muddy when visiting the construction site.

Wood flooring, vinyl and ceramic tile are installed and the exterior finish grading is also completed to make sure there is proper drainage.

Final quality assurance check

Your construction manager walks you through your new home for quality and will resolve issues. When building new homes, several things can go wrong and if you don’t identify those issues along the way, they may become big problems later. You need to inspect the building to ensure any issue with the project is corrected before the project is completed.

Best Tampa home inspector3rd party inspection

Hire your own personal third-party inspector. You also need an expert to check for you. Get an independent, licensed, qualified quality assurance to inspect the building for you to ensure everything in your new home is of high quality and built according to the US building codes.

You may be asking why you need a quality assurance to inspect your home. New homes are huge investment and the building process is generally emotionally stressful for the property owner. You may not be able to figure out everything that may be wrong with the new house, hence the need for an independent inspector to inspect the home for you. The quality assurance service will ensure high-quality workmanship and identify defects to be rectified.

It is always hard to rectify problems that are not identified before the completion of the home. For instance, if wall framing is not right before the framing is covered by plasterboard or insulation, it is often too late to rectify it. So quality assurance inspection is important.

New home presentation tour

Your construction manager will walk you through your home to demonstrate the features and functions, as well as confirm the quality. The manager will also explain your maintenance responsibilities and upkeep, as well as warranty procedures and coverage. This is known as a pre-settlement walkthrough. When the manager is walking you through, be attentive; so that you can spot the things to be adjusted. Check the surfaces of the fixtures, walls, floors and countertops for possible damage.

Also, learn how to use add-ons such as the house security network. This is also the period to ensure more safety is integrated into your new home. When you are walking the property, view it through the lens of a burglar to determine where you need more lighting. You should also meet your neighbors and consider adding security items like motion sensor lights, window & door sensors and security cameras. Once you’ve completed this stage, you can close. But make sure to ask for the adjustment of anything you feel is not right before you close and receive the keys because, after you have received your keys, adjusting anything may be difficult.

Finish ready

After you have been walked through the new home and you’ve listed things that needed to be corrected, the builder will complete any last minute repairs and touch-ups. After everything is completed, it is time for the new home delivery tour. Your construction manager will walk through your home with you and go over maintenance of your home.

Closing/ receiving the keys to your home

Real estate closing means settlement. It is the process by which you receive the title of the new home. Depending on where the closing takes place, attorneys, a title agent, real estate agents, you and the lender’s representative will be present at closing. The title company could also handle the signing of your final purchase and loan document. After signing the documents, you become the owner. Congratulations! The home is yours.

Registration / warranties

Building a new home is a very exciting thing, but you must register your home into the statutory warranty program. Make sure you fill out warranty cards (register online) for all application.

Customer care/warranty department

Make sure you read and understand the builder warranty booklet. Complete an online warranty ticket if you feel anything is not right.

The Truth Above Home Builders In Tampa

I did this video because new home buyers have a lot of unrealistic expectations from home builders and they just don't understand what the builders and their contractors are going through. Most all home buyers do not understand what is going on in the real estate market (now) in regards to new construction home builders. Everyone knows that it's a crazy seller's market and home prices are going up. I will help you understand what is really going on right now.

Hi everybody. This is your Tampa Bay realtor Lance Mohr and in this video I made a go over about the truth about new construction homes in Tampa. What’s really going on and I'm going to be talking about some stuff a lot of you may not want to hear and personally won’t like but that’s what I’m going to talk about in this short video.

So as most of you know, we are in a sellers’ market. In other words there’s a lot of buyers out there and not a lot of inventory and not a lot of inventory and a lot of people are starting to lean, have been leaning toward new homes in the Tampa area. The reason is because a lot of sellers just aren’t realistic on their price. If you look at a lot of pre-existing homes they’re either overpriced or they’re not nice condition or their assumption something functionally wrong with them and it’s just drawing people to new construction homes but the problem we have here and it’s not just in Tampa, it’s not just in Florida, it’s in a lot of places across the country is that everything is going up up up. So labor cost is getting higher. Prices that people want is getting higher. Material cost a whole bunch of different factors and there’s not enough qualified people around the country to build homes or having to do a lot of training. Then of course people get the training they want to go somewhere else and make more money.
So this is coming up everywhere. Now this is something, if you watch my new home videos. I talk about all the time, inspections, inspections, inspections, but I’ll give you a couple of examples. The other day I was talking to a representative with multi-home. He showed me this upgrade on the home and he said “see that upgrade over there?” and I said “yes” he said “last week that was $3800 this week it’s $5,200”. He said “that’s not something we’re doing”. He said “the company that we go to that does that their cost to us went up $1,400”.

I was talking to another builder and he was telling me where I always tried to get my buyers to get their scheduling if they’re coming in from out of town to go into the design center and take a look at everything before their appointment and a lot of builders will actually let you go in before you even write a contract. So I had buyers go into this one company before they even wrote a contract and I had them take the pricing catalog to get a good idea. The problem was the builder just cut that out, they said “You know, what we’re not when people in our design center. If they are on the fence there’s no more of that. You have to be under contract with the home. Once you’re under contract with a home then you could go to the design center and just look around before your design center appointment.”

So things are starting to change and a lot of this because a lot of the builders especially the good builders and the good areas are just busier than they know what to do it. They have so many buyers out there and there are so many consumers. I’m going into this model homes and I’m walking in and there may be on or two cars in the parking lot all of a sudden I’m walking out an hour late. The entire parking lot is full of people parking on the streets. So it’s just something to keep in mind when you’re looking for a new home just take everything with a grain of salt because things are changing. They are always changing, it’s not that the builders trying to be mean, it’s just that they’re very very busy right now and they’re really taken their pick and going with buyers that are ready to buy right now opposed to sitting on the fence in another six months or a year. And this happens when the market is busy. So hopefully you’ve had a chance to watch some of my new construction videos and how to save money and understanding the process. Do Builder Sales Agents Represent Me?

A lot of new home buyers don't know that the builder's sales agent (sales rep) actually represent the builder in the purchase of your home and NOT you. I know the sales agent is nice and friendly and they want to make you happy. But at the end of the day, the sales agent represents the builder and with all national builders the sales agent work for the company and is an employee of the company. So in this video, I go over who the builder's sales agent represents in a new home agreement and what you need to know before signing to builders contract.

Hi everyone. This is your Tampa Bay Realtor Lance Mohr. In this video l want talk about building a new home and who does the builder sales rep represent? Do they represent you, do they represent the Builder. How does this all work? So that’s what I’m going to talk about in the short video.

So this is a video of wanted to do for quite a while because if it's a lot. It’s very confusing for a lot of people when they're buying a new home. Who does the sales rep really represent? You know, did they help me, did they just look out for the builder, do they care about me or they are going to tell me the truth. You just get a lot of questions and I’m going to talk about primarily for the biggest in Florida because in Florida you don't have to be, you don't have to be a licensed real estate agent to work for the builder because you're an employee of the builder.

Now I’ve been a lot different states and I know every state works a little different but generally every state simillar when you're getting into this big builders like Lennar they’re an employee of the company. You can have anywhere pretty much of a builder or smaller builder if there looking at building they could always hire a real estate agent and they could sell the home and sit at the model home etc. As a matter of fact, I have a development right now or I’m not selling homes, I’m selling lots and I work for developer directly selling the lots. They hire me, then they have their own on-site person or someone that works for the company.

I’m going to primarily talk about the real estate agents and the sales representatives rather that are working for the big builders. So they represent the builder. There's no question about that. They're going to tell you everything. I think most of them are very honest and they’re always going to try to help you but at the end of the day when push comes to shove it's the builder who's putting in the butter on their bread. They're the ones that are paying them. The problem is a really nice and early to say yes yes yes yes as much as they can but at the end of the day it's there it's a builders the company who's actually making the decision. If there's a problem they're going to take the builder side. They don't have a choice, that's who’s paying them and I know a lot of the sales reps do sales are really nice and that's good and i know the builders are nice up front and they’re going to say yes because they want you to buy the home but then what happens once you buy the home.

I've always said this for a number of years and I say this in my videos. Builders are like two year old's, everything that comes out of the mouth want you right to contract is no no no no no and that builder representative is there to represent the builder. They are there to look out for the builder’s best interest. That’s who is employing so them. So just keep in mind. I mean I always say about videos go out and get a real estate agent that knows what they're doing but whether you use a real estate agent and i think you should because it's not going to cost you anything is not going to be any price off the difference in the home and sometimes I’ll be able to save you money.

There's a lot of other perks but what are you use wonder whether you don't just understand that from the builder side if you go when you buy a new home you're basically what you have for your best interest. You need to understand how to negotiate. You’re going to need to understand about the contract. You need to understand how builders work, how do you talk to them, how do you work with them. If something goes wrong how you do handle all this.

5 Questions to Ask {New Home} Realtors

Don't think all Realtors are the same when buying a new home. Here are 5+ question to ask new home Realtors so you can hire an expert.

Hi everyone. This is your Tampa bay realtor Lance Mohr and in this video, I want to go over what questions to ask realtors if you're looking at buying a new home. Please don’t make the mistake by thinking all realtors are the same and just hiring someone because you meant them or they’re a referral or they’re a nice person. The biggest mistake I see people making because you make the money when you buy the home, you get the money when you sell the home. If you don't choose wise upfront, you could be leaving thousand if not tens of thousands of dollars on the table or losing that money. That’s what we’re going to talk about in this video.

Over the years I see a lot of real estate agents, certainly in my offices, other offices and they sell a lot of new construction but do they really know what they are doing, do they really understand the new home market, do they really understand the different types of builders, the quality of construction, what communities or subdivisions are good to buy in opposed to maybe you don't want to buy in there So what you want to do is you want to either talk to the agent's face to face, call him or maybe email them. Just ask them some questions. Ask them how long they have been in the business, how many new homes are they typically sell in a year or how many new homes they have sold. Pick a few different lenders in your area that is big. Let’s just say, Lennar Homes and DR Horton maybe Pulte or MI.

Ask them to explain to you the differences between those builders. What makes one builder good and what makes them different from another builder. If they really know what they are doing, they are going to be able to explain this to you and just say instead of saying, well all those builders are pretty much the same. Then maybe talk to them when you sit down and you meet with them. Start talking to them about different communities. What makes good communities, what communities not so good and again you can do a lot of this in an email but I would definitely start asking the realtor some questions to make sure they know what they are talking about. Ask them about different types of quality of construction. What makes the builder a good builder, what makes a builder not such a good builder because you don’t want to wind up with the Builder that isn't good and you don’t want to wind up in a subdivision that’s dud. So get a real estate agent who knows what they are doing.

Why Are New Home Builder Contract So One-Sided?

Have you read a new home builder contract and wondered why it's so one-sided and wanted to know if you can do anything about it? I will explain why ALL home builder contract are one-sided and what you can expect for this.

Hi everyone, this is your Tampa Bay realtor Lance Mohr and in this video, I want to talk about why builder contracts are so one-sided and is there anything you can do about it and for those of you who actually read the builder contract, you know how one-sided they are. They lean completely toward the builder and not toward the purchaser. We are going to talk about that in this video.

Over the years I’ve read a lot of builder contracts from huge national builders to small little builders. It seems like they're all virtually the same. The one thing they all have in common is there very one-sided. It's almost like there a boilerplate contract and they just look out for the builder’s best interest. There is a reason for this. You have to look at things the way the builder looks at it when you’re buying a home and there in business to build a home and get it sold. They’re not a business to kick people out a contract even though you read one of their contracts and you look at it they have some normal stuff in there that will be in a regular real estate contract. Like you have so many days to get a home loan or you get your earnest money back and you have so many days if you have to fill out an application for the loan and stuff like that. But then a lot of them have some really weird things. Like it could take them 2 years to build. You’re thinking, what the heck out is that about or they kick you out a contract for basically any reason. You’re like why, oh my gosh I don’t want to be kicked out of the contract what’s going on there.

If you look at it from where the builders coming from and think of it this way, they are on the job to build homes and sell homes not kick people out of contract. A lot of times the reason why that's in there is because they need to protect themselves. I've had this happen before and I’ve head the stuff like this happening where they've called builders call that the buyer and said hey I know this you’re out in front of the home with the kids and you’re walking around and you don't have a hard hat on. You can’t take kids on the job when the workers are working and there telling people this over and over and over again. Well if People continue to do that, if buyers continue to do that will probably have to kick you out of the contract because if OSHA comes by and they see something like that, the builders are going to get slapped with huge fines. So just work with the builder and understand why they are telling you this stuff.

When we start looking at new homes I want to make sure you have a good understanding for the different home builders, how they build, their quality of construction and what you get in the home and behind the walls. I always want to negotiate and strong offer for you, as well as show you how to save more money during and after your closing. If you ever have any concerns or problems with your new home I what to jump on them and get them taken care of to your satisfaction. Not only during the building process but after your home closes. Above all; I am going, to be HONEST with you. I am always going to look out for your best interest and treat you as if you were my parents or friend.

Last week I was talking to a customer and he told me, Lance you know I watch all your videos but what do you do for me, how do you represent me if I buy a new home and I started telling him and he suggested that I do this video and I thought that’s a great idea because I really never tell people what I do for them and what benefits I bring to the table.

The first thing I want to say is education. You’ve been watching my videos so you know I am really in the education. It starts off with the area you want to live in. I want to educate if you're not familiar with the different areas and talk about the different areas with you and get it feeling for what you or you and your family are looking for and what's going to work best for you. Then we are going to talk about the different subdivision. I will tell you that different pros, the different cons, we will talk about the builders. I’ll educate you a little bit on the different types of builders, the quality builders, the quantity builders and what makes them different. What makes builder A different from builder B then what makes builder B than builder C. I’m not just going to tell you but when we get out and look at homes, I want to show you the difference, because what I have noticed over the years when buyers are looking at homes they're just looking out at a lot different than I do because they have a lot of different things on their mind. Like they have the floor plan on their mind, what’s going to work for them and they have different things in the mind while I’m looking at more resale and look at it work quality of construction. I'm looking for a builder that has a good reputation, that’s going to take care of the issues, etc. I want definitely educate on that. Then the other thing that I’m going to do is I’m going to give you an infographic. It's an informational graphics that is going to walk you through the process of buying a new home so before during and after. It is really going to be helpful. There's 23 step and I think it's something is going to provide great value if you bought your home before but especially if you've never bought a new home.

Then the second thing I’m going to do is I really want to talk about how to save you money. How to save you money during the negotiation process in the negotiation process. Builders are corporations they don’t think like individuals they think completely different and a lot of people don't really know how builders think. A lot of realtors don’t really know how they think and how to go in your properly negotiate so you get the best deal for you or you and your family. I’m in the talk about how to save you money during the process like the best ways to get the best interest rate, what you need to do, and before you going to the design center, during the design center appointment, what you need to do to save money and after you close, how you save money. Then I’m going to talk about, if you have problems during the process because it could be a three-month process, four-month process, a seven-month process and theirs going to be dozens upon dozens a contractors, subcontractors, people walking in and out of the home. There could be problems that arise and the one thing you know if you find a new home before, builders favorite word is no. they love to say no when people are buying homes. It just amazes me, so a lot of times I’ll have to step in and handle things, take care of things and really look out for your best interest. You will be amazed on how many times things do go wrong that I have to step into it but hopefully not. Hopefully, there's nothing wrong and I always say builders never be judged by if they make a mistake they need to be judged by how they correct the mistakes and then the last thing is real honesty. At the end of the day, I’m going to treat you just like I would my parents just like I would my friends and family members anybody because it is what it is. I'm here to help you out. I’m here to make it a fun exciting smooth process for you that you’re going to enjoy.

How To Get The Best Deal on a New Construction Home

All of the homebuyers want the best deal they can possibly have when buying a new home. As an experienced real estate agent and a new home specialist. This is the best advice I can give to get the best deal when you are buying a new home. At the end of the day, slinging an offer at the builder isn’t going to get you the best deal. It doesn’t cost you anything to have a Realtor represent you because their commission is already built into the price of the new home. So if they are a mover and shaker that sells a lot of new homes and know the ins and outs of the builders and how to negotiate with new home builder than you can get the BEST Deal!

Hi everyone. It’s Lance Mohr, your real estate expert, and new home specialist. In this video, I want to talk about how to get the best deal on a new home.

This actually the question I get quite often. How do I get the best deal when I'm buying a new house? I wish I had an easy answer for you but the only answer I could give you is to make sure you're working and being represented by a real estate agent that knows what they're doing when it comes to new homes. Someone who sold a lot of new homes before, who’s selling a lot of new homes before that understands how builders negotiate and what you need to do. The reason, a lot of buyers will say “well yeah but I’m going to negotiate by myself”. I mean, at the end of the day, two things.

Number one, whether you are using a real estate agent or whether you're not their commission or their money is already in the price of that home because the Builder put in the price of their home when they were doing the numbers the prior year. I go into this on a lot more detailed one new home videos and if you haven't watched that I would highly suggest you do that. It’s up above. The other reason is, as a home buyer you are one and done. You’re not going to probably buy another home through this builder. None of your friends, family members that you're going to talk to about are going to buy a home. It’s like one and done. What does the Builder really care it’ business? You bring an agent in there, they know the agents that are selling. They look in their database and know the names. I had builders that I've sold so many homes before, I knew the President of the company. It’s just they know that stuff, they know who’s doing what, who isn’t doing what an agent that knows what they're doing is going to know how to negotiate with the builder.
New home
It’s not just slinging mud against the wall and hoping you get a good deal. This is business that isn’t how you do it. I wish I could give you another answer. I would say get an agent, hire an agent that knows what they're doing. If you're in the Tampa Bay area, give me a call. I would love to work with you. If you're in another state or in another area in Florida, let me know. I have tons of contact with agents that are a new home specialist out there. They can help you get a better deal on a home.

The other thing you need to know, it also depends on the market where are at. Even though right now, we are in a phenomenally good market, I'm still having a lot a luck negotiating with the majority of all builders. With that being said there are some builders right now that just do no negotiation but I noticed over the years to homebuyers. It isn't necessarily how good of a deal the home buyer gets, it's just a matter of what most people want. They don’t want anybody getting a better deal than them. That's what I always tell my buyers. I say “I can’t promise you get what you want but I'll tell you this, someone's not to get a better deal than you”. You're going to get a better deal or just a good of a deal as your neighbor. In most cases a better deal.
