Homes in Land O Lakes and Its Communities

If you are looking for a home in Land O' Lakes, you are going to have a lot of really nice options depending on what price range you are in.  If you are a first time home buyer, off State Road 54, Concord Station and Ballantrae could be very good options for you.  They are closer to the Veterans Expressway over on the west side of Land O' Lakes.

Over on the east side of Land O' Lakes a really nice golf course community is Plantation Palms.  Valencia Gardens is also a nice community.  If you like the more matured communities and you want to be on a lake, you might look at Lake Padgett.  If you are looking for luxury homes in Tampa, Sunset Lakes off US Highway 41 is a really good option and continuing north Wilderness Lake Preserve is a beautiful community.

Land O' Lakes overall is a very nice area, it is very conveniently located.  If you want to go to a movie you are real close.  Over in Wesley Chapel you have movie theaters, you have a lot of shopping with the new mall that is over there.  There are actually a couple of malls that went over in the Wesley Chapel area.  It is very convenient because you are north of the I-75 and I-275 split, so if you are going to South Tampa most people are going to go west on State Road 54 and just take the Suncoast Parkway or what is also called Veterans Expressway, it is a tollway, you could just take that south right in to South Tampa or Downtown Tampa.  So it is a very convenient place, a lot of really nice communities, a lot of bang for your buck, and it is very diversified as far as what they offer in their subdivisions and communities.

Land O Lakes Homes For Sale: How To Save Up For A Down Payment

Want to learn how to save up enough of a down payment for one of the many Land O Lakes, FL homes?  Then you’re in luck – thanks to the recession’s impact on the Florida real estate market, now has never been a better time to relocate your family and enjoy the infamous Florida lifestyle!

Yet with all of the financial responsibilities that are clamoring for your attention – not to mention your money – saving up for a down payment on a piece of Land O Lakes real estate might seem like the final straw that will break both your back and your budget.  Now that “no down payment” mortgages are long gone, you might think that it will take decades until you can scrape together enough money for a sizable down payment on a home.  However, with all of these tips and tools under your belt, you’ll be signing your name on the mortgage contract sooner than you think:

Make It Automatic.  It’s easy to save up for a large down payment if you can do it without a second thought!  Many savvy savers take advantage of automatic saving plans that are available through their banks – and you should take a page out of their book!  Simply get your payroll office or bank to deposit a certain amount of your paycheck into an account set aside for your down payment. If you don’t see the money, it’s easy to forget about it until it’s swelled into a decent down payment.

Sell An Asset.  If you want to give your savings a jump start, then find valuable assets that you may have tossed aside and sell them!  Whether you have a car that’s just taking up space or you have a few valuable collectibles that you no longer need, sell it to give your savings an encouraging boost.  Be sure to get a good offer before you sell your assets, however, since you want to get as much money as possible.

Put Extra Paychecks To Good Use.  If you get a yearly bonus for your excellent performance in the work place, don’t spend it on extra holiday presents – instead, immediately put it towards that down payment on your home.  It’s a great way to give your savings a huge boost, and will put you that much closer towards the home of your dreams.  If you get paid twice a month, you may have already noticed that you get a third paycheck every few months.  Consider these “extra” paychecks that should be put towards your down payment, since your household budget (which you have, right?) is based off of a month with two paychecks.  In general, any extra money that you receive should be tucked away for your new home!

Get Help From The Government.  If you’ve been scrimping and saving and are still coming up short, then you can get help from the government by looking into several down payment assistance programs.  However, don’t depend on these programs for all of the down payment, as mortgage lenders will frown on your loan application.

Tampa Real Estate Spotlight: Land O’ Lakes

For those interested in purchasing house in Tampa without the high cost or hustle and bustle of the inner city, nearby Land O’ Lakes is an ideal setting.  Located just minutes outside Tampa, Land O’ Lakes is typically described as a bedroom community with the best of both worlds; all the amenities of the greater Tampa area combined with lower property taxes and the easy lifestyle of Pasco County.

Land O’ Lakes is associated with the 34639 zip code with a higher than average household income in the $68,000 range compared to $42,000 for Florida as a whole.  The price of housing has dropped from a high of roughly $250,000 to under $200,000 by 2008. Additionally, homes sales have slowed creating a definite buyers market in the Land O’ Lakes area.

Despite the relatively rural setting, most Land O’ Lakes residents report a minimal commute time of only 33 minutes. There are no registered sex offenders in the area as of 2007 and the majority of home owners are married.

There are three hospitals located within twelve miles of Land O’ Lakes as well as three airports within 30 miles; including two international airports. Higher education is well represented in the area with six colleges or universities including the large University of South Florida, two community colleges and several private college options.

On a more personable level, Land O’ Lakes is dominated by households that fall into the lower middle class family type with younger children still at home. Without large number of assets, their lifestyle traits tend to center on raising the children and spending time with family and friends. Swing sets and bicycles are likely to be seen in most neighborhoods with a Mazda pick-up truck being much more likely than a Mercedes to be parked in the garage.

The bottom line: Land O’ Lakes is a great area for new home owners seeking affordable housing options, short commute times and a safe place to raise children or start a family. Outlying areas are popular destinations for those seeking a more rural lifestyle or the ease and convenience of living near a large city without the crime, cost or congestion.

Land O Lakes and Its Natural Beauty

Land O’ Lakes is a suburb about fifteen miles north of Tampa, in Hillsborough County.  The homes for sale in Land O’ Lakes offer a fine setting of Florida’s lake-modeled terrain.  Aptly named, this suburb offers a variety of over one hundred lakes of different shapes.  Waterfront property is a common point of interest in considering a home in this area.  The lakes offer a refuge for many different species of wildlife, and create a picturesque setting at any time of the day.  Prices start around the $125,000 range, and can be found upwards to the $1,000,000 range, depending upon the size and special needs.  Wilderness Lake Preserve offers a sanctuary from the fast pace of today’s pace.  Wilderness Lakes Preserve is simply that; a community that is surrounded by nature and peaceful environment.  They offer a child-friendly, family-oriented community that is predominantly inhabited by younger families.  There is a clubhouse which provides two community pools and a place to use for parties or gatherings.  There are tennis courts and a large lakeside dock.  The school district is highly touted as one of the highest in Florida.

Edward Scissorhands and Land O Lakes

Why are movie producers interested in  Land O Lakes, FL real estate?

The Edward Scissorhands movie took place within a castle set high upon a hill where an exotic inventor's finest creation resides. This creation is no less then the almost human Edward. Unfortunately, Edwards’s creator died prior to completing his greatest invention and poor Edward was left with scissors for his hands. For years now Edward had lived alone and then an Avon lady named Peg found Edward and invited him to her home. Initially Edward is accepted within the community and displays a unique talent for cutting hair as well as hedges however this quickly changes.

This contemporary fairy tale was produced in 1970 and became an instant hit however few people realize that it was filmed in the beautiful Land O Lakes area within Pasco County, Florida.  The population of this small Florida lake area is currently in excess of 30,000 people and growing daily. Its lovely location has bolstered its growth from that of 7,800 residents in the early 90’s to what it is today. A quick glance at the construction being accomplished in Land O Lakes clearly reveals that its growth is still taking place. New housing developments can be seen sprouting up all over the Land O Lakes area.

With its newly established master plan, the community of Land O Lakes will eventually have 8,766 homes, storefronts, schools and restaurants. Future estimates place this Land O Lakes community at about 20,000 to 25,000 families.

Security at Stagecoach Village

The Sheriff’s Department provides Crime Watch Reports which includes any incidents which occur for each of the months listed. Since these incidents are considerably lower than those of surrounding neighborhoods within Pasco County, the residence can feel proud of their actions and results.

The major purpose of the Security Patrol is to merely observe and to report any suspicious events or activity to the local Sheriff's Department. One of the enjoyable side benefits to belonging to the security patrol is that you are afforded the opportunity to meet and shake hands with your neighbors. Since the Security patrol is not a sub-unit of the sheriffs department the members take no actions what so ever nor do they confront any suspicious people.

The Security Patrol is composed of all volunteers and no one receives payments of any sort. Most new residents are encouraged to attend one of the meetings and to get involved in the program. It takes only a 3 hour monthly commitment to make a big difference in your neighborhood. They could use your help and you will feel better about yourself at the same time.
