#1 Home Builder Complaint

This is the #1 home builder complaints I have heard over the past 20+ years from new home builder reps. Do NOT make this buyer mistake.

Hi everyone! This is your Tampa Bay Realtor Lance Mohr. In this video I’m going to go over the number one complaint by virtually all new homes sales representatives and why you need to know this. Where you could lose the home you and your family want. I’m going to go over that in this short video.

Now this number one complaint. I’m going to tell you. I’ve been in the business for over 20 years and I sell a ton of new homes and this complaint is told to me by virtually every new home representative I ever talked to and I don’t talk to them just on business level when I’m in their home. A lot of time they’re friends of mine. I’ll go up to dinner with them. I’ll go up to lunch with them etc. and we just talk about what problems they are having is.

What the problems the builders having and the number one complaint that they say over and over again is when he real estate agent the buyer comes into the home and the buyer finds a home they really like. A lot of time the realtor is like okay let’s go, let’s go we got four more homes to look at. We got to go at them. We have appointments. Now if you like the home. If you go into a builder with your real estate agent. You need to stay focused on what you like because if you like that home and then I’ll let’s say you walk out the door and you go to your appointments and they all turn out to be duds.

Then another buyer could actually walk in and buy the home or buy the lot you like or maybe buy one next door but it’s the same floor plan with the same elevation or maybe it has the same color scheme which means you’re not going to get that floor plan with that elevation or you’re not going to get that color scheme. So I would just tell you a real estate agent. I understand as an agent we’re on time schedule and we want to adhere to that time schedule.

That’s why a lot of times when I’m pretty much all the time when I’m working buyer. If we’re looking at 3 owned home and new homes. I’m always trying to see the new homes last because I don’t know how long it’s going to take. You know, we could see four pre-owned homes and we could be done with those in an hour to an hour and a half but if we go out to a builder’s hone and the buyer likes that builder. They like the floor plan we’re talking about it. It could take an hour. It could take two hours because you’re going to have a lot of questions.

You’re going to want to go look at the lot. You’re going to want to see what’s included. You hopefully have a real estate agent that’s educating you along the way. So just make sure if you’re working with a real estate agent and you’re looking at pre-owned homes, you’re looking at new homes. The safest bet is just to look at the pre owns first. Look at the new homes last. So you don’t have your real estate agent saying he come on we got to go, we got to look at four or more homes or five or more homes or whatever it is.

Do Builder Sales Agents Represent Me?

A lot of new home buyers don't know that the builder's sales agent (sales rep) actually represent the builder in the purchase of your home and NOT you. I know the sales agent is nice and friendly and they want to make you happy. But at the end of the day, the sales agent represents the builder and with all national builders the sales agent work for the company and is an employee of the company. So in this video, I go over who the builder's sales agent represents in a new home agreement and what you need to know before signing to builders contract.

Hi everyone. This is your Tampa Bay Realtor Lance Mohr. In this video l want talk about building a new home and who does the builder sales rep represent? Do they represent you, do they represent the Builder. How does this all work? So that’s what I’m going to talk about in the short video.

So this is a video of wanted to do for quite a while because if it's a lot. It’s very confusing for a lot of people when they're buying a new home. Who does the sales rep really represent? You know, did they help me, did they just look out for the builder, do they care about me or they are going to tell me the truth. You just get a lot of questions and I’m going to talk about primarily for the biggest in Florida because in Florida you don't have to be, you don't have to be a licensed real estate agent to work for the builder because you're an employee of the builder.

Now I’ve been a lot different states and I know every state works a little different but generally every state simillar when you're getting into this big builders like Lennar they’re an employee of the company. You can have anywhere pretty much of a builder or smaller builder if there looking at building they could always hire a real estate agent and they could sell the home and sit at the model home etc. As a matter of fact, I have a development right now or I’m not selling homes, I’m selling lots and I work for developer directly selling the lots. They hire me, then they have their own on-site person or someone that works for the company.

I’m going to primarily talk about the real estate agents and the sales representatives rather that are working for the big builders. So they represent the builder. There's no question about that. They're going to tell you everything. I think most of them are very honest and they’re always going to try to help you but at the end of the day when push comes to shove it's the builder who's putting in the butter on their bread. They're the ones that are paying them. The problem is a really nice and early to say yes yes yes yes as much as they can but at the end of the day it's there it's a builders the company who's actually making the decision. If there's a problem they're going to take the builder side. They don't have a choice, that's who’s paying them and I know a lot of the sales reps do sales are really nice and that's good and i know the builders are nice up front and they’re going to say yes because they want you to buy the home but then what happens once you buy the home.

I've always said this for a number of years and I say this in my videos. Builders are like two year old's, everything that comes out of the mouth want you right to contract is no no no no no and that builder representative is there to represent the builder. They are there to look out for the builder’s best interest. That’s who is employing so them. So just keep in mind. I mean I always say about videos go out and get a real estate agent that knows what they're doing but whether you use a real estate agent and i think you should because it's not going to cost you anything is not going to be any price off the difference in the home and sometimes I’ll be able to save you money.

There's a lot of other perks but what are you use wonder whether you don't just understand that from the builder side if you go when you buy a new home you're basically what you have for your best interest. You need to understand how to negotiate. You’re going to need to understand about the contract. You need to understand how builders work, how do you talk to them, how do you work with them. If something goes wrong how you do handle all this.

Lennar Homes purchased CalAtlantic Homes

In case you have not heard, Lennar Homes purchased CalAtlantic Homes for an estimated $9.3 Billion deal. This will make Lennar Homes for LARGEST home builder in the nation. Over the years I’ve been through a lot of these mergers and buy-outs. So if you are in the process of building with Lennar or CalAtlantic Homes this buyout should have no effect on you or your decision. Of course, I am not speaking for Lennar or CalAtlantic. Hi everyone. This is your Tampa Bay real estate agent Lance Mohr and hot off the press when Lennar homes is buying Cal Atlantic Homes and I’ve been telling some people today already that I’ve been talking to who are Cal Atlantic future home owners about this and the question is really coming to mind that is going to affect me as it can affect my warranty. What happens when I close the home and I tell them is pretty much no because I think through this before, remember a couple years ago Ryland did Standard Pacific merged and then years ago Lennar ended up buying US Home so it really does not have any effect. I mean when it comes to the warranty and how things are done once the acquisition is complete and they buy Cal Atlantic, things are going probably change more internally. They are two completely different builders but both very very good builders for different reasons.

I mean how they negotiate contracts is completely different. You know, how they pay attention to the attention to detail outside the home, inside the home and behind the walls is completely different on both builders but again they’re both very very good builders and this is good. I was happy to hear this because right now as it sits DR Horton is going to probably be the number one builder in the nation. Lennar will be the number two builder, Pulte the number three and Cal Atlantic will be number four so I’m certainly glad that it’s Lennar that’s buying Cal Atlantic over say DR Horton or Pulte.
