Panther Trace Homes For Sale – Why Choose Panther Trace

Panther Trace is one of the nicest subdivisions in Riverview, Florida. When I was looking at buying a couple homes for sale (as rental properties) I chose Panther Trace because of:

1. How well the community is maintained.
2. It's a very diverse built, community. Over 10 different builders.
3. The community features are awesome.

I will tell you why I love Panther Trace. In this short video.

Hi everyone. This is your Tampa Bay realtor Lance Mohr and in this video. I want to talk about what makes Panther Trace in Riverview such a great subdivision. Then I’m going to do a little drive by videos through Panther Trace to show you different areas of Panther Trace. That’s what I’m going to go over in this video.

Panther Trace in my opinion is one of the best sub-divisions in Riverview. I love Panther Trace. As a matter of fact, I own two rental properties in there and the reason why I like it, number one it’s a huge subdivision and it’s also very diverse and when I say diverse it has town homes, it has villas, it has single family homes but because it’s so large it also has a lot of builders in there. If you watched any of my new home videos that I've done, it really talks about the advantages of having a lot of builders in a subdivision because sometimes, when you go into subdivisions that might be smaller or even real big and they only have one builder or maybe two builders. Everything starts looking very similar because people start picking the same floor plan over and over again, or maybe they have the same elevation and note though they’re not right next door to each other. You will see it throughout the community.

When you have a community that has so many builders, I think over 10 builders in Panther Trace you’re going to see a lot of diversity. You’re not going to see a bunch of cookie-cutter sections of the community. The other thing is you are going to see in Panther Trace you have some entrance level builders, you have some mid-level builders, you have some upper end level builders. So it’s very diverse as far as what you’re looking at.

Also what’s really nice is I love the fact that they have two community pool areas. They have tennis courts, pools, playground, and volleyball courts. It’s very nice. They also have which is very important to a lot of people and elementary school right there in the subdivision and it’s also close to 75. If you’re looking at getting on 75 it’s a pretty easy commute. Riverview is a really growing are, a nice area, and I think Panther Trace is certainly one of the nicer subdivisions in there.

Great Living Abounds in Live Oak Preserve

Towns, communities and neighborhoods within the greater Tampa area spill into other counties, but retain their roots with this beautiful Florida area. There is still area to build and architectural designs to make each section beautiful, such as the homes in Tampa Palms.

Tampa Palms covers more than 7,000 acres and is the largest community in New Tampa. Forty-five lakes (ponds) and 3,500 acres of nature preserves provide residents the opportunity to enjoy outdoor adventure close to home. River Park provides quick access to the Hillsborough River and additional recreational activities. Traditional native plants and newly-adapted flowers, trees and shrubs produce incredible landscaping that captures the attention of neighbors and passersby. Stylish townhomes and apartments complement the single-family houses and assorted custom estates. Gated villages reduce traffic through the area.

Subdivisions frequently develop a style and atmosphere of their own. The Lost Generation is Discovering Tampa, Florida

In this time of Baby Boomers, Gen-X, Gen-Y and a variety of other terms for those born in select eras, there is a not-so-common group that is just now coming into its own. Those born between 1965 and 1991 have faced the challenge of either caring for both children and parents, typically in the parents’ home, or have been unable to find equitable full-time work, leading to house-sharing or property rental. A lost generation, their financial situation is stabilizing, allowing them to look towards areas with economic recovery and good places to live. The news about better situations and lifestyles in Florida is spreading around the world. Home values in Tampa Bay are on the rise, although there is still the chance for first-time buyers to find a desirable home in that region of the country.

Good news in the change of calculating risk for approval of mortgages. That benefits potential home buyers in the 21 to 47 year-old range that, to date, have only rented property. Putting money aside to take care of incidental home purchase fees such as the down payment and closing costs is a significant step towards qualification. Making payments on time and clearing debt such as student loans, car payments and credit cards will also increase credit scores. An excellent record of paying rent timely emphasizes credit worthiness. Lenders burned in the past place high value on that behavior.

Having experienced many different homes, this group will be more interested in buying real estate that will be a profitable investment. Patience has been learned during the last ten years, resulting in the acceptance that value will build slowly. The real estate market in Tampa is capable of taking care of nearly anyone’s idea of home. Baby Boomers and Home Statistics

image of older coupleHave you ever stopped to think about the people living around you and noticed that many heads of households are over fifty years of age? There was a time in this country when the grandparents in this country gave up their homes to move in with their children or other relatives, or signed the property over to an adult child in exchange for being allowed to remain in the home until passing to their final reward. That trend has faded away and now great-grandparents are still enjoying the delight of having their own home in an area of their choosing, whether it is a senior citizen community or a delightful condominium in the city’s hub of activity.

Florida has long been known as a place to which golden-aged people dream of retiring. The health care is excellent, golf courses are impressive, street signs are actually readable, and the casual friendliness is good for the soul. All a person has to do is look through some of the featured listings in Tampa to get an idea of why retirees or any element of the population wants to move to that portion of Florida.

One of the things that builders analyze before starting any kind of major project is the potential value and appeal to those expected to purchase homes or patronize businesses in that area. The NAHB, or National Association of Home Builders, conducts studies to determine the impact of shopping centers, commercial buildings, and the types of homes that will draw consumers, creating a successful project. Statistics from recent government data showed that people aged 55 and older make the decisions for at least thirty percent of the households in each state. Out of those fifty states, Florida, at 44 percent, holds the second position for the number of 55 and over head-of-households.

One of the important things anyone dealing with real estate in Tampa Bay needs to remember is that there is no stereotype senior citizen any more. People fifty and older are starting families, skydiving, racing in motocross events and still hosting parties and special events. Working through age seventy and beyond is common. What to Know about Tampa Gated Communities

gated community imageHome prices in Tampa are on the rise. People that put the decision to buy a home on the back burner for the past few years are rethinking their strategy. The sudden change from a buyer’s to a seller’s market is not obvious in all parts of the country. It has already started a positive outlook in popular areas of Florida, such as Tampa.

Those thinking about what is available in gated communities will be delighted with the choices in the Tampa area. Condominiums, townhomes and single-family homes form certain areas. Others consist of golf course homes for those who enjoy golfing. It is an interesting display of the styles of homes that have become common choices for people from all walks of life. Of course, the same buildings are available without a gate, so why look at this particular type of living?

Those investing in homes today are looking at a longer length of time to stay in them. In order to know what you want from a home and a neighborhood, an up close and personal look is necessary. When you look at homes in gated communities, compare the differences and similarities. Measure the distance to playgrounds, schools, libraries and shopping and calculate the safety of the journey.

Determine the safety of the gates and fencing. There is a different standard of security, and it is important to choose the one this makes you comfortable. Verify how the gates and entryways are secured. Compare the traffic to that of other housing developments you visit and note the difference. The gates tend to slow traffic down and make it safer for those walking around or playing within the development.

A number of people enjoy gated communities in Tampa because of the social events, such as block parties, summer barbecues and less competition for time at the swimming pool. The homeowner fees sometimes cover street maintenance and upkeep of the community center. Those are things that future buyers might look at, so verify the money is being spent for important upkeep. Ask to see the requirements enforced by the HOA, to be certain you are comfortable with them.

The same types of homes are for sale outside of gated communities, if the regulations are too restrictive for your lifestyle. Life in the Greater Tampa area provides cultural, educational and health benefits, making it a good place to live.

Prime Communities in Lutz, Florida

Lutz Florida train station imageDid you know that Lutz started as a train depot used to ferry construction material from Tampa to Brooksville? Lutz was named after William Lutz, the person behind the construction of the train depot. Since the inception of the train depot, Lutz has continued to grow as a result of people moving from the rural communities in search for new homes in Tampa. However, many people have found a home and settled in Lutz. Examples of people who live in Lutz communitiess include Batista, the wrestler, and Busanky, the supervisor of elections in 2008. Prices of homes in Lutz neighborhoods vary with the median price being calculated at US $330,000. Here are the prime neighborhoods/communities in Lutz:

Cheval West Village

The Cheval West Village is a prime Lutz neighborhood covering an area of 1.44 square miles. It has a population of approximately 1,330, with a combination of White, Black, Hispanic, and Asian communities. According to CityData.com, the median age of this neighborhood is 21.5 years meaning that most people are youth. 47% of the people are married with 20% of those married having children. The average estimated value of a house in Cheval West Village is US $436,000.

Cheval East Bordeaux

The Cheval East Bordeaux is a gated golf course community in the Lutz neighborhood. This neighborhood covers an area of 0.12 square miles with a population of approximately 77. This population consists of White, Hispanic, and Asian communities. The median household income of the people living in the Cheval East Bordeaux is US $138,000, and the approximated value of a detached house is US $890,000.

Heritage Harbor

According to AgentArchive.com, Heritage Harbor in Lutz, has a population of about 1600 people per square mile. 47% of these households have children, with the average household having three people. Most houses, about 72%, in this neighborhood are owned with the rest being vacant. The median price of a house as of December 2011 was US $215,000.

In conclusion, if you are looking for a house in Tampa, you may consider Lutz. Prime locations in this city include the Cheval and Heritage Harbor.

Tampa Has More To Offer Than Just Homes

canoeing on Hillsborough River photoTampa may not be the first thing you think of when you think of purchasing real estate, but with over 335,709 people living there, it is definitely a place to consider. Not only is the climate absolutely fantastic but Forbes has also named the city as the 5th best outdoor city. This bustling city boasts some of the best high schools in America, and a US News and world report also found that three of America's best hospitals are right here in Tampa proving that there really is no better, more affordable place to live.

With the average house costing a relatively low $150,000 and with home price gains of up to 15% over a 2 year period, it is no wonder why the size of communities in Tampa increase every year.

The recent banking and financial crisis put a stop to everyone's spending. New homes were no longer being built, and the once luxury communities became less of a luxury as they lay dormant and cold.

The slump in real estate movements meant that in the recent past, the value of homes shrunk, and the building of Tampa new homes and Tampa luxury communities all but stopped, and real estate listings in Tampa showed house upon house selling for record low prices. However, the situation is beginning to improve.

Everyone is now beginning to recover from the banking crisis, and people are beginning to find new jobs and homes. More recently Thomas & Brannan Communications, a public relations organization in Sarasota started to offer a new service, which aims to aggressive market real estate in Tampa. The idea is that they will promote real estate listings and open houses by posting on numerous websites, which will feed directly into search engines. This will provide an inexpensive way for home sellers to find buyers and for buyers to find properties.

South Tampa Homes for Sale

Whether you are looking for homes for sale in South Tampa or condos you basically have everything down there.  If you are a first time home buyer, you could find homes for $100,000, $150,000, granted they are going to be very small and older but you could definitely find them if you want to live down there.

Also if you are looking for luxury homes in Tampa, there are just tons of luxury home communities, areas like Westshore Yacht Club, Hyde Park, Palma Ceia, Beach Park, Sunset Park, and Culbreath Isles.  When it comes to condominiums whether you want to be over in the Channelside area or you want to be in Harbor Island or if you want to be in Bayshore, there are just a string of high-rise condominiums and very, very luxurious condominiums on Bayshore that have both the city and the ocean view.

The downfall about South Tampa and it is like this in any downtown area, it is very expensive for what you get, because keep in mind this is the nucleus of the city and the lots are expensive.  Give Hyde Park for example, if they are in Hyde Park and it is a little teeny home usually someone will buy that home, rip it right out of the ground and build a mansion there because the land is so valuable.  If you buy a home for $120,000 you have to understand the land is the major value not the home.  There is also a community hospital; Tampa General is on Davis Island which is real convenient.  There are some little parks there; there are all kinds of shopping and restaurants, there is just everything.  As far as downtown areas go and all of South Tampa the downtown area in Tampa is relatively nice.  Unlike a lot of cities out there that have a lot of people sleeping on the street, a lot of homeless people, there is not a lot of that in Downtown Tampa.  So it makes for a really nice option for people who want to live there.

Like I said, the biggest problem is, you are not going to get nearly the bang for your buck in the South Tampa area or communities that you will a little further north, south, or east.  You are going to get a lot more bang for your buck. In areas like New Tampa, Westchase, or Riverview.
