Overview Carrollwood Homes For Sale

Hi everybody this is Lance Mohr again real estate agent in Tampa and today I’m going to give you an overview on Carrollwood and again I do these videos because it is just vitally important when you are moving into an area or if you live in the area and move around that you pick the right area, the right subdivision, that is the most important thing you can do.  The last thing in the world you want to do is find a home, buy it, and find out you don’t like the area you live in; there’s nothing worse.  So as you can see it makes a lot of sense and I want to give you an overview.  I never like steering people into one area or saying you need to live here or you need to live there.  When I talk to people over the telephone, when I work with buyers and they come into my office I like to ask a lot of questions.  I don’t want people just to live where I live, I want them to live where it is going to be best for them which is why I do these overview videos.

So anyhow let’s talk a little bit about Carrollwood.  Carrollwood is a really nice more matured area.  It is located off of Dale Mabry in North Tampa.  A lot of times when people come to me the questions that they have and what they are looking for could be vast.  Maybe they want a newer community.  Maybe they want an older community.  Most of Carrollwood was built in the 70s and 80s and it was a luxury community when it was built.  You can tell that because you have a lot of homes that were built in the 70s and 80s that were 2500 to 3000 square feet and I notice to some of you that might not seem really big right now in today’s market but back then that was huge because most of the homes were around 1500 to 1600, 1700 or maybe 2000 square feet; so there are some really, really nice homes in Carrollwood.  It is really in the nucleus of Tampa.  Being on Dale Mabry you have tons of restaurants, comedy clubs, bars, auto mobile dealerships; pretty much anything you can want.  It is really close to the Tampa airport and pretty much anything movie theaters wherever you want to be.  If you are looking for an upscale more matured community and area I would definitely recommend Carrollwood as a really good way to go.  Again, it is very nice and convenient to everything.  So I hope this helps you.  If you have any questions on Carrollwood or the surrounding areas don’t hesitate to give me a call.  I will give you my viewpoint on things and again the more information you can give me, the more I can help you out.  If you are relocating here and want to know more information, I have some great information and resources on my website on school reports, crime reports, lifestyle searches you can do, and those are great.  You can put in an address or zip code and it will tell you the different schools, the different restaurants, the different health clubs, comedy clubs; you name it is going to show you.  There are some great educational videos if you have any questions and you are not familiar with what are property taxes or homesteader laws or how short-sales or bank-owned properties work; don’t hesitate to fill out the contact form on my website and either send me an email or just give me a call.  I look forward to talking to you and I wish you the best of luck in your home buying.  Goodbye.

Overview of Brandon, Florida

Hi my name is Lance Mohr and I want to do this overview and go over Brandon, Florida.  I’m a Brandon real estate agent and I just want to try to help you get a little more familiar with Brandon if you are thinking about maybe relocating there or buying a home, renting a home etc.

Location

Brandon is located in Hillsborough County.  It is off the 75 and it is just south of the I-4.  It is an older area predominantly Brandon was built in the 70s and 80s.  You will see some home in the 50s and 60s.  You will see some homes in the 90s and 2000s but predominantly they are smaller homes maybe 13, 15, or 2000 square feet built in the 70s, built in the 80s.  It is very, very nice if you are looking for areas that have a lot of things to do.  They have tons and tons of restaurants there, movie theaters, tons of shopping, and just everything.  As a matter of fact, people who live in Riverview, Apollo Beach, all the surrounding areas pretty much need to go to Brandon if they want to do things but with that being said when you get on some of their major roads like the 60 it can get very, very congested during rush hour so keep that in mind.

Style and Appearance

It really depends what you are looking for.  If you sort of like that more matured look and you want something built in the 70s and 80s Brandon could be a really good fit. If you are looking for something newer and you want to be in a newer community there are sections of Brandon that are newer and some of them are gated but you might be looking in areas like Riverview which is just south of Brandon that is a little bit newer and then you have some other areas surrounding Brandon also.  Overall it is a good area.  I would definitely go on my website tampa2enjoy.com where you could look up school information and crime information.  I do a lot of these videos in different cities.  Just go on to my YouTube channel and go to the search where I think it looks like a little magnifying glass and you can type in the different cities or if you want to get information of Florida property taxes, what are CDDD fees and if you are in an older community you really don’t need to worry about CDDD fees but if you are in probably the mid-90s to 2000s I would definitely watch that video.  There are videos on bank-owned homes, short sales/foreclosures, a lot of different information to help you out.  Go in there and check it out.  If you have any questions on Brandon or the area don’t hesitate to give me a call (813)-317-4009.  I wish you the best of luck.

South Tampa Real Estate: A Snapshot

The region extends from the south of Hillsborough Avenue, across downtown Tampa and US Route 301 to the MacDill Air Force Base in Hillsborough County. Here’s where Southern hospitality meets Latin American flair, and yacht clubs and upscale lofts share space with busy food markets and charming cafes. Homely, vibrant and modern, it is a desirable region to set up roots in or retire to. New residential and commercial developments have seen home buyers and businesses make a beeline for South Tampa.

Great Neighborhoods

Each of South Tampa’s neighborhoods has something unique to offer. Some are historic neighborhoods with stately mansions while others encompass a mix of exclusive million-dollar waterfront homes and affordable luxury communities. The region has older, established and new constructions. Thoughtfully-planned and well-connected to commuter corridors, the communities offer residents convenience and safety. Homes for sale in South Tampa are available in different styles and across many price points. Here is a look at some of the region’s neighborhoods.

Choices in South Tampa real estate

Hyde Park: Located to the west of downtown and across the Hillsborough River, Hyde Park is one of Tampa’s oldest communities. It has beautiful ranch-style homes and grand oak trees. Davis Island: Developed by Tampa icon David P. Davis, David Island has stunning waterfront estates and Mediterranean Revival homes. Residential and commercial developments in the area are booming, which has piqued the interest of buyers and investors seeking a piece of the South Tampa real estate. Panoramic views apart, Davis Island is home to a garden club, yacht club, Baptist Church, city marina, Bank of America and Tampa General Hospital.

Ballast Point: A community of single-family homes, condos and townhomes built in various architectural styles, including Southern, Mediterranean Revival and Traditional, Ballast Point is cozy and quaint. Homes here are available at different price points, ranging from $300,000 to $5 million and above.

Three Great South Tampa Neighborhoods

South Tampa is home to some of the city’s most hippest, historic and affluent neighborhoods. Diverse architectural styles, beautiful sidewalks and an electric downtown make the area a desirable place to live. Three great South Tampa neighborhoods, in particular, make it to home buyers’ lists – here’s a quick look at each.

Bayshore Boulevard: Historic Waterfront Neighborhood

A waterfront boulevard like none other, Bayshore’s unique feature is its 4.5 mile continuous, winding sidewalk, which has the distinction of being the longest of its kind in the world. Its location along the Hillsborough Bay provides scenic water views. Locals can be seen biking, jogging or rollerblading on the Bayshore Greenway Trail.

The South Tampa neighborhood extends from the southern edge of the city to downtown Tampa. Proximity to the downtown makes shopping, dining and entertainment quickly accessible. Businesses and the Tampa General Hospital are also located at a close distance, making commute a breeze.

Bayshore Boulevard’s real estate inventory is quite diverse. Big and elegant homes co-exist with condominiums built in different styles. One of the three great South Tampa neighborhoods, it is also known for its historic homes that line the road in stately fashion. Quite a few homes, especially condos in high-rise towers offer great views of the bay and the city.

Channelside District: Brimming With New Constructions

Located to the east of downtown Tampa, Channelside District has witnessed a boom of skyscrapers and high-rise condos in recent years. Modern lofts have replaced old warehouses and the development of new apartment communities has transformed the look and feel of the neighborhood.

Channelside is partly residential, partly commercial, making it a good choice for buyers seeking entertainment and nightlife opportunities without having to travel long distances. The Channelside Bay Plaza is the neighborhood’s dining and nightlife hub. It houses an IMAX theatre and an open-air live music center offering great views of the port, cruise ships and skyline. The Washington Street Park, featuring an off-leash dog area, is frequented by pet owners. The Tampa Bay Times Forum hosts NHL games, concerts and a variety of events. The Florida Aquarium and TECO Line Streetcar stops decorated with local public art are other attractions in the area.

Hip and urban, Channelside District is a vibrant neighborhood catering to a large cross-section of home buyers.

Historic Hyde Park: One of the Three Great South Tampa Neighborhoods

Hyde Park is one of South Tampa’s best known neighborhoods. It includes the sub-neighborhoods of Hyde Park Village, Bayshore Boulevard and SoHo. It is located next to the downtown, and University of Tampa, and bound by Hillsborough Bay, Armenia Avenue, Kennedy Boulevard and Bayshore Boulevard.

One of Tampa’s oldest communities, Hyde Park’s history dates back to 1879. Its 19th and early 20th century Victorian estates and bungalows give the neighborhood an old-world charm. Some old homes have also been renovated, but the area has retained its historic look and feel.

Jogging and biking are popular recreational activities along the bay shore. Locals can also be seen enjoying walks on brick streets on the way to the downtown. Despite its proximity to the shopping and dining hub, Hyde Park has a quiet atmosphere. It is also a leafy neighborhood with tree-lined streets, lots of shade and manicured lawns.

The Hyde Park Neighborhood Association welcomes new residents and takes up issues of community interest with the city government.

The Ins and Outs of Tampa, Florida Real Estate

Fishhawk Ranch – A Family Friendly Community in Tampa Bay

Fishhawk Ranch picture from Google EarthIf you're looking for a family-oriented community that's got a lot to offer, you should certainly take the time to look into homes for sale at Fishhawk Ranch, one of the more sought-after spots in Hillsborough County.

When I say “family-oriented”, I'm probably understating things; a sunny day at one of Fishhawk Ranch's water parks is a busy mix of young and old enjoying the aquatic centers, and the 25 miles of walking trails are well-used (if uncrowded). It feels like a close-knit community, because it really is; every Friday and Saturday night there are festivals at the town square, well-attended with a lot of familiar faces. And the tennis club is as much a social organization as it is a fitness one; from competitions you can watch from the bleachers, to the Ladies' League events, to private lessons for all ages, the tennis program is just one of many aspects of Fishhawk Ranch that speak to the neighborhood feel of the development.

Fishhawk Ranch was designed by the same developer as the MiraBay and Waterset developments, Newland Communities; it sits on a little more than 3,000 acres of master-planned land, and was named by the Florida Green Building Coalition as the first “green” community in Hillsborough County (and the largest in the greater Tampa region). In addition to the 1,300 acres of open space that include wildlife habitats and preserved (or restored) wetlands, the development reclaims storm water for its central irrigation system — and utilizes an assortment of drought-resistant trees and plants for its attractive landscaping, making it also one of Tampa's more sustainable neighborhoods.

The Fishhawk County Sports Complex was built with four football/soccer fields and eight baseball diamonds, all made available not just to Fishhawk Ranch residents but also to youth participating in sports programs throughout this part of Hillsborough County. Picnic shelters and concession buildings mean parents and fans are kept comfortable while the kids build memories (and character) on the field.

Fishhawk Ranch is served by schools either inside or just outside the community. A multitude of shopping and dining experiences are within walking or biking distance of nearly every home. Construction of Capri Isle to Finalize the Dream of Cory Lake Isles

The Tampa area will soon see the completion of Cory Lake Isles in New Tampa. The 27 acres of vacant land set aside for Phase 7 in 2006 is scheduled for construction as early as April or May. Kolter Land Partners (KLP) has named the development Capri Isle. The developer expects to see a great deal of interest now that the market for homes in Tampa FL is recovering steadily.

Jim Harvey, president of KLP, recently discussed the changes to the original plans. A total of 115 single-family homes will take the place of previously planned townhomes. Each house will be built on two townhouse lots measuring approximately 50 feet in width and 90 feet in depth. This is less land than other homes in Cory Lake Isles, reducing the size of the proposed 3 and 4 bedroom homes to 1700 to 2900 square feet.

Ryan Homes, which has built homes in Pinellas County and Orlando, has been selected to complete the last phase for this beautiful community.

The original founder and developer, Gene Thomason, sold the proposed townhome lots of Capri Isle to Avatar Homes. Bonds were left for the community to cover when Avatar walked away as the housing market crashed. According to Harvey, Kolter purchased the phase 7 property through a tax deed, a result of the unpaid assessments and bonds.

The Community Development District (CDD) will benefits from the project because of the relief from the huge financial community debt. Kolter restructured the debt with the purchase of the Capri Isle property. A financial plan has been developed that will even pay off one bond earlier than scheduled.

Also promised is a resort-style community pool for all of the Cory Lake Isles residents. A waterslide, paver decks and premium bathhouse are included in the plans. Although some residents have noted their disapproval of this latest plan, the overall response is favorable. The CDD is quick to point out that the pool is a winning feature for the community.

The deal, finalized in November, brought resolution to another issue that was previously overlooked. The traffic light that was to be put up at the Cross Creek Blvd. entrance when the Cory Lake Professional Center was constructed was never installed. That oversight will be corrected, emphasizing the belief of the KLP, the CDD and Ryan Homes that this final phase will be successful.
