Panther Trace Homes For Sale – Why Choose Panther Trace

Panther Trace is one of the nicest subdivisions in Riverview, Florida. When I was looking at buying a couple homes for sale (as rental properties) I chose Panther Trace because of:

1. How well the community is maintained.
2. It's a very diverse built, community. Over 10 different builders.
3. The community features are awesome.

I will tell you why I love Panther Trace. In this short video.

Hi everyone. This is your Tampa Bay realtor Lance Mohr and in this video. I want to talk about what makes Panther Trace in Riverview such a great subdivision. Then I’m going to do a little drive by videos through Panther Trace to show you different areas of Panther Trace. That’s what I’m going to go over in this video.

Panther Trace in my opinion is one of the best sub-divisions in Riverview. I love Panther Trace. As a matter of fact, I own two rental properties in there and the reason why I like it, number one it’s a huge subdivision and it’s also very diverse and when I say diverse it has town homes, it has villas, it has single family homes but because it’s so large it also has a lot of builders in there. If you watched any of my new home videos that I've done, it really talks about the advantages of having a lot of builders in a subdivision because sometimes, when you go into subdivisions that might be smaller or even real big and they only have one builder or maybe two builders. Everything starts looking very similar because people start picking the same floor plan over and over again, or maybe they have the same elevation and note though they’re not right next door to each other. You will see it throughout the community.

When you have a community that has so many builders, I think over 10 builders in Panther Trace you’re going to see a lot of diversity. You’re not going to see a bunch of cookie-cutter sections of the community. The other thing is you are going to see in Panther Trace you have some entrance level builders, you have some mid-level builders, you have some upper end level builders. So it’s very diverse as far as what you’re looking at.

Also what’s really nice is I love the fact that they have two community pool areas. They have tennis courts, pools, playground, and volleyball courts. It’s very nice. They also have which is very important to a lot of people and elementary school right there in the subdivision and it’s also close to 75. If you’re looking at getting on 75 it’s a pretty easy commute. Riverview is a really growing are, a nice area, and I think Panther Trace is certainly one of the nicer subdivisions in there.

Tiny House Villages May Soon Be All The Rage

Research conducted at Kansas State University shows that tiny house villages create a sense of community, are environmentally friendly, encourage people to live healthy lifestyles, and offer safe and affordable homes for the masses. This is why housing experts hope the idea takes off and spreads nationwide in the not too distant future, reports The Wichita Eagle.

Tiny homes, defined as abodes that take up less than 1,000 square feet, currently make up very little of the real estate market. Surveys done in 2015 by the National Association of Realtors indicate that just 1% of home buyers were interested in living in a tiny home, but the researchers who did the study at Kansas State University believe this may change, and soon.

Researcher Julia Irwin said, “We think this lifestyle can improve one’s health, including meeting people’s needs for relationships, creating a wonderful sense of community, promoting physical activity through the need to walk to urban businesses and maintaining community gardens, not to mention providing an affordable option for housing.”

Obviously, a lot of benefits can be derived from living tiny, but zoning laws nationwide have often been a stumbling block to the development of tiny house communities. Guidelines set in many cities and counties do not encourage small houses, mostly mobile homes, because others living in the community might see them as “low class.” However, housing experts believe that the groundswell of passion many have for these tiny properties will change the way people think about them, for the better.

“Tiny houses are thought about differently; they are usually seen as a middle or even upper-middle-class type of housing,” said Irvin. The Kansas State researchers have plans to study particular tiny villages to see if they can determine how to harness the trend as an answer to affordable housing for those in need. So, in the future you may see a housing development getting underway in your community, but instead of it being full of contemporary McMansions, it might be rows and rows of charming tiny little houses.

Crystal Lagoon in Epperson Ranch, Wesley Chapel

It appears Metro Development Group is going to make the residents of the New Tampa and Wesley Chapel area very happy – it’s broken ground on Florida’s first-ever lagoon.  While residents have waited patiently but eagerly for the state-of-the-art Crystal Lagoon to be built in Epperson Ranch, MDG is raising the amenities bar for the new housing developments.

Although MDG made the announcement in 2014, the company is just now breaking ground at for a Crystal Lagoon at the former Epperson Ranch location – to become the first-ever Crystal Lagoon in Florida.  A second lagoon is slated for construction next year is South Hillsborough County.

Construction, which takes places north of the S.R. 54 and Bridgewater community, for the 7.5-acre lagoon is set to be complete by December 2017.

Why Crystal Lagoons in Epperson Ranch Is An Extremely Effective Option

Fernando Fischmann is a Chilean biochemist who became a real estate developer. He founded Crystal Lagoons in 2007, which uses a system based on ultrasonic and pulses filtration that will take any type of water and purify it. His company is the only one with this kind of technology – it’s been patented in 160 countries is used in over 300 development projects in 60 countries.

Crystal Lagoons said its system is far more effective than a swimming pool:

•    It uses 100 times fewer chemicals
•    It’s 50 times more energy-efficient – it consumes just two percent of the energy produced by conventional filtration systems
•    It uses 30 times less water than an 18-hole golf course with its sandy, white beaches and blue waters

Greg Singleton, MDG president, said the Epperson Ranch Crystal Lagoon is going to be about one mile around, with an average depth of eight feet – some spots could be to 10 to 12 feet deep. He said the water will be clear and won’t refract a lot of light. The deep spots, Singleton said, will appear deep blue.

He also said the lagoon would hold around 15 million gallons of water.

Why There Were Delays In Development

Residents have been apprehensive that MDG’s idea to use the local aquifer will cause sinkholes to develop. The developer can look at other water sources but will buy the lagoon’s water from the Pasco County Utilities.

Another reason for construction delay is the project’s uniqueness – this led to permit problems with Pasco County and finding people who could develop it.

Singleton said its Crystal Lagoon’s first U.S. project, which makes it an extremely distinctive construction project. He said the company wanted to find the best contractors and partners, which is why the project took so long to break ground. He also said the company wanted to be meticulous in its approach.

Connected City Project

Epperson Ranch is one part of the company’s Connected City project that’s the Pasco Board of County Commissioners are looking at. The Crystal Lagoon at Epperson Ranch is already selling state-of-the-art homes, with the frames of the model homes going up by the end of January.

Singleton said Crystal Lagoon project at Wesley Chapel is the other part of Connected City, going in the Mirada community. It’s located along Curley Rd. and south of S.R. 52.

He said Connected City was in development for two years, offering people a place to work, live and play.

The Mirada community development is slated to start in spring 2017. MDG plans to start on the second Crystal Lagoon location before 2017 is out.  Metro is looking to establish four Florida Crystal Lagoons.
